COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is September 27th, 2020.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

2-06.4.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

1. COMMENT: 2-06.4.9.H.5 - according to section III.G.1.b of the Rio Verde Village PAD, PAALs for non-residential uses must have a minimum width of 24'. The PAAL shown on C-3 to the west of the building shows a width of 22'. Revise the PAAL length on the next submittal and provide dimensions for the standard parking spaces adjacent to that PAAL to show that they still meet the required parking spot size.

Refer to DP15-0065, the last approved DP for the previous Kneaders Bakery shows a 24' PAAL with typical parking dimensions on the existing spaces adjacent to the PAAL west of the building.

2. COMMENT: Remove all deltas and clouds from the DP on the next submittal
