COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is September 8, 2020.

CONTENT REQUIREMENTS

1. 2-06.4.3 - Provide the development package case number, DP19-0218, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2. 2-06.4.7.A.6 - General Note 22 remove the reference to "GATEWAY CORRIDOR ZONE" as it is not applicable.

2-06.4.7.A.8 - For development package documents provide:

3. 2-06.4.7.A.8.c - It appears that you have provided a vehicle use area expansion calculation, provide a site area expansion calculation on the plan.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

4. 2-06.4.8.B - Based on the Rita Ranch Commerce Center plat there are several easements located on the southern parcel. Show and label all easements on the plan.

5. 2-06.4.8.C - Provide a dimension from the curb to property line.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

6. 2-06.4.9.E - As this site is comprised of two (2) parcel a lot combination is required. Provide a copy of the approved Pima County combo form with your next submittal.

7. 2-06.4.9.H.2 - It does not appear that the existing SVTs are shown correctly. Also provide future SVTs base on the MS&R 90' cross section.

8. 2-06.4.9.H.5.a - Show and dimension the proposed 2'-6" vehicle overhang for all proposed vehicle parking spaces.

9. 2-06.4.9.H.5.a - Grading detail 1 provide spot grades so that slope requirements for the entire accessible vehicle parking space can be verified.

10. 2-06.4.9.H.5.a - Clearly show that the required two (2) van accessible vehicle parking spaces are provided.

11. 2-06.4.9.H.5.a - Per UDC Article 7.4.6.D.2.b Minimum Width Requirement When Adjacent to Barrier. A motor vehicle off-street parking space must have a minimum width of ten feet when the side(s) of the parking space abuts a vertical barrier over six inches in height, other than a vertical support for a carport. That said provide a dimension from the proposed hand rails shown near the center of the proposed vehicle parking area.

12. 2-06.4.9.H.5.c - The loading space calculation appears to be incorrect. Zoning was able to find 2 loading spaces clarify where the other 8 spaces are located at.

13. 2-06.4.9.J - Show the future sidewalk and curb on the plan and provide dimensions.

14. 2-06.4.9.L - If applicable show any proposed easements on the plan along with the recordation information.

15. 2-06.4.9.O - It does not appear that the street once perimeter yard setback is shown correctly. Once comment 13 is addressed the setback can be clearly shown.

All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). 7.6. LANDSCAPING AND SCREENING

7.6.2. APPLICABILITY

Expansion of existing development, as provided below:

1. Buildings Greater Than 10,000 Square Feet
On sites where the gross floor area of the existing building(s) is more than 10,000 square feet, expansion in square footage of land area, floor area, lot coverage, or vehicular use area as follows:

a. If the expansion is less than 25%, the standards of this section apply only to the proposed expansion. Existing development on the site is subject to the zoning standards in effect at the time the existing development received zoning approval.
b. If the expansion is 25% or greater or if expansions as of February 15, 1991, cumulatively result in a 25% or greater expansion in land area, floor area, lot coverage, or vehicular use area, the standards of this section apply to the entire site.

Vehicular Use Areas
1. Canopy Trees in Vehicular Use Areas

a. General Standards

Within a vehicular use area, one canopy tree is required for each four motor vehicle parking spaces or fraction thereof.

(1) The canopy trees must be evenly distributed throughout the vehicular use area. Every parking space must be located within 40 feet of the trunk of a canopy tree (as measured from the center of the tree trunk).

Verify that existing vehicular use area meets canopy tree requirement.

Ensure that all Zoning and Engineering comments and concerns are addressed.
