Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is September 11 , 2020. COMMENT: 2-06.4.7.A.4 - Amend Zoning and Land Use Note 5 to remove listed use specific standard and replace it with FLD UDC 8.7.3 6. COMMENT: 2-06.4.7.A.6 - Add the Median Sea Level of the property and the Northwest end of the 11L runway (per COT UDC section 5.6.11.A.1 the MSL for NW runway 11L is 2,575 feet.) 7. COMMENT: 2-06.4.9.L - Provide dimensions for all utility easements. 2-06.5.0 FLEXIBLE LOT DEVELOPMENT (FLD - ADDITIONAL REQUIREMENTS) 10. COMMENT: 2-06.5.2.A - Provide the developable area calculation for the entire FLD 2-06.5.2.B - Show the maximum developable area of each lot (i.e., building footprint). 11. COMMENT: 2-06.5.2.B - Show the maximum developable area for each lot as a note. 2-06.5.3 Additional Information The following are required in addition to the requirements of the tentative plat or site plan, whichever is applicable: 2-06.5.3.A. Reduced Perimeter Yards Street perimeter yards along interior street rights-of-way and perimeter yards between interior lots may be modified in accordance with Section 8.7.3.L, Perimeter Yards on Interior Lots, of the UDC. Applicants requesting a perimeter yard reduction must indicate what the required and reduced perimeter yards are and their locations. Applicants requesting a reduced street perimeter yard must provide a written description of how the reduced yard will enhance the architectural design or the vehicular circulation in the FLD and submit a transportation statement, or if required by the Department of Transportation, a traffic impact analysis; 12. COMMENT: 2-06.5.3.A. - The interior setback should be revised to reflect the setback as 21' from the nearest edge of travel lane. 13. COMMENT: 2-06.5.3.C - Per UDC 8.7.3.F.1.g projects may be exempt from functional open space requirements if the project is 60 lots or fewer located within one-quarter of a mile of a City community park of at least 15 acres which does not require crossing an arterial roadway to reach the park. Access to the park from the site requires crossing 12th Avenue, an arterial roadway. Functional open space must be provided onsite if this project plan on continuing as an FLD. 14. Mechanical equipment, utility boxes, irrigation equipment and similar elements shall be screened from adjacent streets exterior to the project and from adjacent existing residential development. If a perimeter wall is proposed along an existing public right-of-way, it shall be constructed of, or painted with, graffiti-resistant materials.
