COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is August 19th, 2020.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

CONTENT REQUIREMENTS

2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet.

1. COMMENT: 2-06.4.3 - Provide the development package case number, DP19-0199, adjacent to the title block on each sheet.

2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses.

2. COMMENT: 2-06.4.7.A.4 - Please identify the specific existing use for buildings 2 and 4.


2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

2-06.4.8.B - All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided.

3. COMMENT: 2-06.4.8.B - Please provide the information above if applicable.


2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

4. COMMENT: 2-06.4.9.O - Please revise proposed setbacks based on UDC table 6.3-4.A nonresidential zone to Residential zone. The setback is 1½ (H). The actual setback is 36'


This site is located in the C-2 zone (UDC 4.7.21). A Commercial Development - food service is a permitted use in this zone (Table 4.8-4). See Use Specific Standards 4.9.4.M.1 and 4.9.13.P

The minimum setback when adjacent to a residential zone (RX-2) is 1.5(H). The proposed building height as noted on the DP is 24', the setback requirement is 1.5(24) =36'.

If the applicant wishes to construct the new structure as proposed on the DP a DDO will be required.

SECTION 2-10.0.0: LANDSCAPE PLAN REQUIREMENTS

4.1 Identification and Descriptive Data

All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

The Development Package will contain the following identification in the lower right corner of each sheet:

Any other relevant case numbers for reviews or modifications that affect the site.

Provide the Case # DP19-0199 on plans.

7.6.5. SCREENING STANDARDS

When Required

Screening for individual land uses and zones must be provided as determined in Table 7.6.4-1 and in addition to the required landscape borders. Screening is not required between similar uses in accordance with Table 7.6.4-1.

A 30" screen is required to screen vehicle use area from Tanque Verde Rd.

The following information must be provided on the plans.


Screening
a. Location of screening elements;
b. Height of screening material and reference point for measurement;
c. Nature of screening material (e.g., permanent or temporary as in phased development); and,
d. Type of screening material (e.g., masonry wall, wood fence, species of plant material).

Ensure that all Zoning and Engineering comments and concerns are addressed.

09/30/2019 LOREN MAKUS ENGINEERING REVIEW Reqs Change 1. The approach to the solid waste container seems to cross parking spaces. Clarify the solid waste vehicle maneuvering areas.
2. Clarify whether there is an easement for the trail crossing the property. Show the extent of the easement, if applicable.
3. Clearly indicate the status of the rip rap swale in the river park property. If any work is proposed within the river park property, review and approval by Pima County Regional Flood Control District is required.
