COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. COMMENT: 2-06.4.9.H.5 – Per UDC Figure 7.4.6-A: Motor Vehicle Use Area Dimensions and Table 7.4.6-1 MOTOR VEHICLE USE AREA DIMENSIONS, when accessing 90 degree parking the minimum PAAL width is 24’. That said the 22’-2” PAAL shown on the south side of the western canopy does not meet required 24’-0”. Zoning acknowledges that a PDMR was submitted but Per UDC Article 7.4.10.D.10 the modification cannot decrease the parking area access lane or driveway dimension by more than 5% of the minimum width required. Exception: The width of a parking area access lane or driveway may not be reduced when it is a fire lane. The maximum reduction in width to a 24’ PAAL is 1.2’ or a 22.8’ wide. The PDMR was denied.
