This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.12 – As you have changed the title on sheets A-1.0 from “EXISTING GERNERAL SITE PLAN” to “PARKING LOT REDESIGN”, A-1.1 from “DEMOLITION AND SALAVE SITE PLAN” to “PARKING LOT DESIGN DETAILS”, and sheet A-1.2 from “PROPOSED GENERAL SITE PLAN” to “PARKING LOT DESIGN DETAILS” the sheet index on sheet I-1.0 will need to be revised. It appears that the sheets submitted for this revision should be additional sheets add to the original set, either way the sheet index will need to be revised. CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.2.D – It appears that the sheets submitted for this revision should be additional sheets add to the original set but the page number and total number of pages shows x of 3, are your reducing the total number of sheets from 8 to 3? 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. COMMENT: 2-06.4.9.H.5 – Per UDC Figure 7.4.6-A: Motor Vehicle Use Area Dimensions and Table 7.4.6-1 MOTOR VEHICLE USE AREA DIMENSIONS, when accessing 90 degree parking the minimum PAAL width is 24’. That said the 21’-1” PAAL shown on the north side of the western canopy and the 21’-7” PAAL shown on the south side of the western canopy are required to be 24’-0” wide. A Board of Adjustment for Variance will need to be submitted and approved prior to this revision to the DP. 4. COMMENT: 2-06.4.9.H.5 – The proposed 10’-2”- shown at the northeast corner of the western most canopy does not meet the minimum PAAL width for access to 45-degree parking, see UDC Figure 7.4.6-A: Motor Vehicle Use Area Dimensions and Table 7.4.6-1 MOTOR VEHICLE USE AREA DIMENSIONS. Minimum width is 13’-0”. A Board of Adjustment for Variance will need to be submitted and approved prior to this revision to the DP. 5. COMMENT: 2-06.4.9.H.5.a – Sheet A-1.2 shows columns that support the canopy encroaching into the 2’-6” vehicle overhang. Cleary demonstrate that the 2’-6” overhang is provided. 6. COMMENT: 2-06.4.9.H.5.a – Sheets A-1.1 & A-1.2 the 2’-6” location dimension is not shown correctly. See UDC Article 7.4.6.H.1.3. 7. COMMENT: 2-06.4.9.H.5.a – Provide spot grades for the proposed accessible vehicle use area that demonstrate that the requirements of ICC A117.1-2009 Section 502 are met. 8. COMMENT: 2-06.4.9.H.5.a – Show the required accessible signage on the plan and provide a detail. 9. COMMENT: 2-06.4.9.H.5.a – Provide a revised vehicle parking space calculation on the plan. 10. COMMENT: 2-06.4.9.H.5.a – Per 2018 IBC Chapter 11, Section 1106.5 For every six of fraction of six accessible parking spaces, at least one shall be a van-accessible parking space. That said clearly indicate that this section is met on the plan. 11. COMMENT: 2-06.4.9.R – Provide a width dimension for the stripped pedestrian access shown south of the proposed accessible vehicle parking spaces. 12. COMMENT: 2-06.4.9.R – Sheet A-1.2 it appears that there may be some type of ramp proposed for access from the accessible vehicle parking spaces south to the main buildings. Clearly demonstrate that the accessible path from the proposed accessible vehicle parking spaces to the accessible access to the main buildings meets the requirements of ICC A117.1-2009 Sections 402, 405 and TSM Section 7-01.4.3.
