Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is August 2, 2020.

2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses.

COMMENT: Clarify if entire whole building proposed for one food service use or will there be multiple food service suites or will the building be a multiple use building? Additional comments may be forth coming.


2-06.4.9.H.4 - Indicate if existing streets are public or private; provide street names, widths, curbs, sidewalks, and utility locations, all fully dimensioned.

2-06.4.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

COMMENT: Provide the building setback from the future back of curb location.


2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).

COMMENT: See related comment above ---. If multiple suites are proposed provide the square footage for each suite.


2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual.

COMMENT: Provide a minimum 4ft wide concrete sidewalk along the east side of the building per TS section 7-01.4.1.B, 7-01.9.0 figure 1.

Remove ramp adjacent to north east parking space along the north end of the building.

The property is zoned Industrial 1 (I-1) and the proposed development is food service.
The Tucson Airport Authority is satisfied with the 1st submittal of this project and has no additional comments to provide.

1) Propose project is located within a Critical Drainage Basin. As such the development is subject to a 15% reduction in the existing 2,10 and 100 year peak discharges, according to section 1.4 of the stormwater detention/retention manual. Please expand drainage statement and development package as needed to show how this requirement is being met
2) The water harvesting basin volumes on sheet 8 do not match those volumes indicated on sheet 3. Basin volumes should take into account the constructed condition of the basin, which includes side slopes. Update as needed
3) Update ground cover, in water harvesting areas, to be something other than Decomposed Granite. DG silts and reduces water infiltration. Decorative Screened rock or Organic Mulch is suggested. Make sure grades within the basin take into account the proposed 2" thick rock layer
4) Per TSM Section 7-01.4.1.B a sidewalk is required adjacent and parallel to any access lane or PAAL on the side where the buildings are located. Provide a pedestrian circulation connection along the east side of the proposed building
5) Sheet 3. Keynote 16 cannot be found on plans. Indicated if scuppers for roof drains are needed
6) Sheet 2 indicates a 5' wide existing sidewalk along Valencia Rd. Sheet 5, detail A indicates a 4' wide sidewalk along Valencia Rd. Update as needed

Tucson Electric Power Company (TEP) has reviewed and approved the development plan submitted August 6, 2019. It appears that there are no existing facilities within the boundaries of this proposed development. There is a J2 cabinet just outside the southwest property corner of the property (not shown in plans) but does not appear to be in conflict.
Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer.
In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, electrical load, paving off-site improvements and irrigation plans, if available include a CD with the AutoCAD version of the plans.
If easements are required, they will be secured by separate instrument. Your final plans should be sent to:
