Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 29, 2020. *** Address the Zoning follow up comments. Some of the follow up comments have multiple parts. The previous comments have been left as reference for the reviewers and applicant 1. Follow up to previous comments 5, 6, and 7: The location map must cover a full 1 mile. The location map on the cover sheet does not meet the minimum requirement. The map should cover i.e. from Campbell Avenue to Country Club Road and from Broadway Bl. to 22nd Street. Revise the location map to cover the one mile area. Label the following under the location map: "NE ¼ of SECTION 17, T. 14 S., R. 14 E., G. & S.R.M., CITY OF TUCSON, PIMA COUNTY, ARIZONA" Assure that the street names for any of the arterial or collectors are labeled on the location map in addition to the street names abut the subject development. Assure that the sections corners are labeled after the location map is corrected. PREVIOUS COMMENT 5: 2-06.4.4 - Provide the scale of the location map. The location map must be drawn at a minimum scale of three inch equals one mile. (Location map should include one square mile area) PREVIOUS COMMENT 6: 2-06.4.4.B - Label Broadway Blvd on map since it is Major Street and label all streets that abut the property on the location map PREVIOUS COMMENT 7: 2-06.4.4.C - Provide all section corners on the location map. Provide section, township and range listed below the location map. 2. Follow up to previous comment 11: Dimension the width of the sidewalk area from the existing curb location the existing property line. PREVIOUS COMMENT 11: 2-06.4.8.C - Label the width of curb on Tucson Blvd. 3. Follow up to previous comment 14: Revise the parking information as follows - Include a density calculation that identifies the number of residences allowed and number proposed. Revise the parking calculation for the residential use to include the number of units (i.e. 16 1.5 bedroom units) and revise the note 24 beds to 24 parking spaces required. There does not appear to be 51 parking spaces on the parcel. Clarify where the additional parking spaces are located and if offsite provide a parking calculation for the uses the parking is being used or proposed. A recorded parking lease agreement will be required prior to approval of the dp. Draw and label the HC parking spaces and required access aisles for this development. HC parking spaces and access aisle locations must not exceed a maximum 2% slope in any direction. 1 Van accessible parking spaces with an 8-foot wide access aisle is required. label the van accessible parking space and 8-foot access aisle. Include a calculation for the deduction i.e. 1 additional HC Pkg. space provided - 2 standard space reductions. On sheet 1, revise the vehicle parking detail note for a standard vehicle parking space. Label the width of the accessible parking space (8'), and include a detail for the van accessible space and the width of the van accessible aisle (16' total). PREVIOUS COMMENT 14: 2-06.4.9.H.5.a - Revise the parking calculation for the existing and proposed use if different. Provide the number of parking spaces required. 4. Follow up to previous comment 15: Provide the number of spaces required and provided for accessible parking and provide a typical parking space detail for both standard and accessible parking spaces. For more information, refer to section 7.4.6, motor vehicle use area design criteria of the UDC Draw, label and dimension the Short term bicycle parking facilities. See UDC section 7.4.9 for Bicycle parking design criteria and required location distance. Draw and label the location of the long term bicycle parking facilities for the commercial development. Any required long term bicycle facilities for the multi-family can be within each unit. On sheet one a Detail drawing for a long term cabinet has been included but it is not clear where these facilities will be located on the site, clarify. PREVIOUS COMMENT 15: 2-06.4.9.H.5.d - Show existing bicycle parking both short and long term. If change of use, provide bicycle parking calculations for both short and long term bicycle parking. Include required and provided bicycle parking. The number of required bicycle parking can be found on the UDC 7.4.8-1 Minimum required bicycle spaces table. Show bicycle parking facilities fully dimensioned.
