Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 29, 2020. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) Section 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.5 - Remove the Development Package PDSD approval stamp from all sheets. Reserve a three-inch by five-inch space in the lower right quadrant of each sheet for an approval stamp. The approval stamp will be applied electronically by PDSD staff. CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.1 - Provide an email address, a phone number and contact name for the Owner/developer. 2-06.4.2 - The title block shall include the following information and be provided on each sheet: 3. COMMENT: 2-06.4.2.B - Provide a brief legal description on the title block. To include the North West quarter of the north east quarter of section 17, Township 14S, Range 14E. 4. COMMENT: 2-06.4.3 - Provide the development package case number, DP19-0179, adjacent to the title block on each sheet. 5. COMMENT: 2-06.4.4 - Provide the scale of the location map. The location map must be drawn at a minimum scale of three inch equals one mile. (location map should include one square mile area) 6. COMMENT: 2-06.4.4.B - Label Broadway Blvd on map since it is Major Street and label all streets that abut the property on the location map 7. COMMENT: 2-06.4.4.C - Provide all section corners on the location map. Provide section, township and range listed below the location map. 8. COMMENT: 2-06.4.7.A.4 - Identify the existing use of the property as classified per the UDC. Revise the proposed use, use specific standards note to state "is subject to use specific standards 4.9.13.O . 9. COMMENT: 2-06.4.7.A.6 - Provide a note that states that this project is designed to comply with MS&R setback per UDC section 5.4 10. COMMENT: 2-06.4.8.A - label site boundary perimeter information for subject parcel 12902091E ; include the distance, bearings in degrees, minutes and seconds and include curve data for curved property lines. 11. COMMENT: 2-06.4.8.C - Label the width of curb on Tucson Blvd 12. COMMENT: 2-06.4.9.H.2 - Provide future and existing sight visibility triangles for Tucson Blvd (MS&R) 13. COMMENT: 2-06.4.9.H.5 - Provide parking area access lane dimension for the proposed 90 degree parking area. Parking area access lanes must be designed in accordance with section 7.4.6. Width of the PAAL is 24 ft. 14. COMMENT: 2-06.4.9.H.5.a - Revise the parking calculation for the existing and proposed use if different. Provide the number of parking spaces required. Provide the number of spaces required and provided for accessible parking and provide a typical parking space detail for both standard and accessible parking spaces. For more information, refer to section 7.4.6, motor vehicle use area design criteria of the UDC 15. COMMENT: 2-06.4.9.H.5.d - Show existing bicycle parking both short and long term. If change of use, provide bicycle parking calculations for both short and long term bicycle parking. Include required and provided bicycle parking. The number of required bicycle parking can be found on the UDC 7.4.8-1 Minimum required bicycle spaces table. Show bicycle parking facilities fully dimensioned. 16. COMMENT: 2-06.4.9.O - Provide actual building height on general note 16 sheet 1.
