Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 26, 2020.

2-06.4.6 - If the project is located within the boundaries of a Planned Area Development (PAD) zone, include a reduced-scale map of the PAD on the first sheet, indicating the location of the portion being developed.

2-06.4.7 - General Notes

2-06.4.7.A.6 - If a plan or plat is prepared in conjunction with other applications or overlays or the parcel being developed is subject to conditions of an application processed previously, additional information must be added to the plan. Such applications and overlays include, but are not limited to: annexations; rezonings; special exceptions; Board of Adjustment variances; Design Development Options; Technical Standard Modification Request; overlays (Airport Environs Zone, Environmental Resource Zone, Gateway Corridor Zone, Hillside Development Zone, Historic Preservation Zone, Major Streets and Routes, Rio Nuevo District, Scenic Corridor Zone, WASH); Modification of Development Regulations through the Downtown Area Infill Incentive District or Rio Nuevo District; Downtown Heritage Incentive Zone; or, Design Review Board. Provide the following information on the plan.

2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. If the project is being phased, calculations must show that, at each phase, requirements are being met.

2-06.4.8 - Existing Site Conditions


2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. If the property is being rezoned, use those boundaries and classifications. The basis for this requirement is that some zoning requirements on a project are based on the zoning classification of adjacent property. Also, in some instances, each zone has to be taken into consideration on property that is split by two or more zoning classifications, as each may have different requirements.

6. COMMENT: Provide proposed zoning classification PAD 36 adjacent to the subject site as noted by the standard above.





2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).

08/23/2019 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change The site plan appears to show only one planned connection to the existing private sewer collection system and it is downstream of the proposed gravity grease interceptor. Sanitary waste not requiring separation (e.g. waste from water closets and urinals) shall not discharge through a grease interceptor. Reference: Section 1003.2, IPC 2018.
08/26/2019 JOHN VAN WINKLE ENGINEERING REVIEW Reqs Change DP19-0177

1) Sheet 5. The northwestern most water harvesting basin which is proposed to be fed by a valley gutter. The spot grades at the entrance are lower than the spot grades within the basin. Also the lowest point of the valley gutter is below the entrance elevation. It is not clear how water will enter this basin. Please adjust grades as needed
2) Sheet 5. Water harvesting basin at the southern end of the northeast parking area. Pavement spot grades to not appear to allow water to enter the basin. Adjust grades as needed
3) There are several areas where water harvesting can be utilized. Particularity the north east corner of the proposed development and the area to the west of the end of the drive thru. Show compliance with UDC section 7.6.6.C to maximize waster harvesting
4) Sheet 7. Update ground cover, in water harvesting areas, to be something other than Decomposed Granite. DG silts and reduces water infiltration. Decorative Screened rock or Organic Mulch is suggested. Make sure grades within the basin take into account the proposed 2" thick rock layer
5) Sheet 9. Water harvest plan shows landscape areas receiving runoff from parking areas. The grading plan does not coincide with the water catchment plan. Please double check the grading plan so that it matches, the water harvesting plan. Provide additional curb openings as needed
