COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 15, 2020.

3. COMMENT: 2-06.4.7.A.3 - List the rezoning case number C9-19- 05 next to the title block of all plan sheets.


4. COMMENT: 2-064.7.A.4 - Revise general note 3, the existing use to "Vacant" as the lot is currently vacant.


2-06.4.9 - Information on Proposed Development. The following information on the proposed project shall be shown on the drawing or added as notes.

5. COMMENT: 2-06.4.9.A - Clarify if the parcels (includes the vacated alley) to be developed are to be combined with the existing development parcel? If so, a Pima County Tax Parcel combo must be completed prior to approval of the DP.

If the parcels will not be combined a cross access / parking agreement will be required to be recorded prior to approval of the DP.


6. COMMENT: 2-06.4.9.O - Revise the building setbacks listed under the general note 14. This parcel is fronting on two local streets. The front street perimeter setback is based on the greatest of 20 feet or 1.5 x the height of the structure and the side street is a flat 10 feet. The applicant can select which street is the front street. The setbacks to the west and south are based on the greatest of 6 feet or 2/3rds the height of the structure.

This specific parcel is for a parking lot with no structures proposed at this time. However, the building setbacks should be listed correctly per UDC table 6.3-6.A, Nonres Use to Nonres Zone.


7. COMMENT: 2-06.4.9.R - The striped area located between the parking spaces in the southeast corner of the parking area must be constructed of concrete cement and be physically separated from the vehicle use area (adjacent parking spaces). This striped area is a continuation of the sidewalk connection to the property line and must include a ramp unless it is designed to be flush with the pavement and barriers are provided along the north and south sides of the sidewalk.


8. COMMENT: 2-06.4.9.S - See the PDSD Engineering comments related to possible sidewalk requirements along the Forgeus Avenue frontage.


9. COMMENT: 2-06.4.9.U - Include a separate memo stating how the conditions of the rezoning have been addressed.


10. COMMENT: 2-06.4.9.W - There appears to be a proposed monument sign at the southeast corner of the parcel that is depicted within the sigh visibility triangle. The sign shall be relocated out of the SVT.

7.6.5. SCREENING STANDARDS

The purpose of screening is to provide visual barriers, noise reduction, and to provide privacy.

When Required

Screening for individual land uses and zones must be provided as determined in Table 7.6.4-1 and in addition to the required landscape borders. Screening is not required between similar uses in accordance with Table 7.6.4-1.

A 5' wall is required to screen parking lot from residential properties when within 100' of property line.

Identify screening elements on landscape plan.

SECTION 4-01.0.0: COMMERCIAL RAINWATER HARVESTING

Applicability

This standard applies to all commercial development plans submitted after June 1, 2010.

Grading, hydrology, and landscape structural plans must be integrated to make maximum use of site storm water runoff for supplemental on-site irrigation purposes. The landscape plan shall indicate use of all runoff, from individual catch basins around single trees to basins accepting flow from an entire vehicular use area or roof area.

Ensure that all Zoning and Engineering comments are addressed.
