Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 8th, 2020. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) Section 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.8 - Existing Site Conditions 1. 2-06.4.8.C - COMMENT: Revise recordation data for streets to accurately reflect correct map and plat book and page number. Revise the recordation information on Country Club to read "Road Maps" 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. 2-06.4.9.A - COMMENT: All lots that are part of this development must be combined; lot lines are not allowed to cross buildings. Follow up Comment: The DP may be approved, but the C of O will not be issued until all lots are combined. 3. 2-06.4.9.H.5 - This comment still applies. COMMENT: If future ROW along Country Club Road is planned to be widened, the PAAL along Country Club will need to be reconfigured. Follow up Comment: Submit a minor change to the PAD to John Beall and provide written documentation that TDOT is ok with the changes. Do you have a copy of the recorded covenant as required per the PAD? if so please provide a copy with your next submittal. 4. Comment: The PAD setback requirement for the garage is 35', the current location does not comply with the requirement.
