Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 8th, 2020. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) Section 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 7. 2-06.4.7.A.6 - This comment is still applicable label C9-19-07 on the title block. 2-06.4.8 - Existing Site Conditions 10. 2-06.4.8.C - COMMENT: Revise recordation data for streets to accurately reflect correct map and plat book and page number. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 11. 2-06.4.9.A - This comment is still applicable provide lot combo documentation. COMMENT: All lots that are part of this development must be combined; lot lines are not allowed to cross buildings. Provide all combo documents prior to the approval of the DP. 12. 2-06.4.9.E - This comment is still applicable provide documentation for the abandonment request. COMMENT: Please clarify if lots are to remain in their current configuration, or if they are planned to be combined. There appears to be ROW between parcels 125130700 and 12513068A, if ROW is to be abandoned, contact John Cahill at the City of Tucson Real-estate Department. 15. 2-06.4.9.H.5 - This comment still applies. COMMENT: If future ROW along Country Club Road is planned to be widened, the PAAL along Country Club will need to be reconfigured. It must be confirmed that either the ROW will not be taken, or the site will remain in compliance if the ROW is taken. A written notice from TDOT indicating that ROW will not be taken or a supplemental site plan demonstrating how the site will be configured if the ROW is taken will be required. Recommend speaking to Zelin Canchola or Fred Felix with TDOT before proceeding. 17. 2-06.4.9.H.5.d - The short term bike rack detail from the sheet 10 of the previous submittal has been removed. Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. Historic Preservation Zone (HPZ) The Planning and Development Services Department Director may grant a complete or partial exception to the landscape border standards for development within a HPZ. The exceptions may be granted if, after completion of the HPZ development review required by the HPZ, the PDSD Director determines that the standards are not compatible with the character and design elements of the HPZ. f. Planned Area Development (PAD) For development adjacent to a Planned Area Development (PAD) zone, the landscaping standards are those which are required for development adjacent to residential zones, except where an adjacent PAD District has been developed or planned for nonresidential uses. In that case, the landscaping standards are based on the adjacentland use. Ensure that all Zoning comments and concerns are addressed. Additional comments may apply. |
