COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is June, 6th 2020.

2-06.3.8 - Add the contour interval in the upper right corner of the grading sheets.


2-06.4.2.C - Lot split must be approved prior to development package approval. New lot configuration should be shown on cover sheet. Lost split application S19-046 is in "RFC" (Return for Corrections) status, lot split must be in "Final" status before approval of the DP.


2-06.4.7.A.4 - List all UDC sections applicable to the proposed uses. Proposed use is Commercial: Medical Service - Major. Add proposed based on the PAD-25 (Medical Service - Major) use to the General Notes section.


2-06.4.7.A.8.a - Add information as a general note with the floor area for each building. It is acknowledged this information has been provided in a table on sheet 9 of 33.


2-06.4.8.C - Show current and future curb dimensions and locations on Old Spanish Trail


\2-06.4.9.B - This comment appears to not have been addressed. Comment response state information is on sheet C01.00, however the information was not present on that sheet. Identify each block or lot by number within the PAD and include the approximate square footage of each.


2-06.4.9.H.2 - Confirm with engineering that the future and existing sight visibility triangles are correct.


2-06.4.9.I - Clarify if dedication process has been approved/submitted. When will dedication occur?
