Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 6, 2020. 2-06.4.7.A.6 - If a plan or plat is prepared in conjunction with other applications or overlays or the parcel being developed is subject to conditions of an application processed previously, additional information must be added to the plan. Such applications and overlays include, but are not limited to: annexations; rezonings; special exceptions; Board of Adjustment variances; Design Development Options; Technical Standard Modification Request; overlays (Airport Environs Zone, Environmental Resource Zone, Gateway Corridor Zone, Hillside Development Zone, Historic Preservation Zone, Major Streets and Routes, Rio Nuevo District, Scenic Corridor Zone, WASH); Modification of Development Regulations through the Downtown Area Infill Incentive District or Rio Nuevo District; Downtown Heritage Incentive Zone; or, Design Review Board. Provide the following information on the plan. 7. PREVIOUS COMMENT: This site is subject to compliance with Major Streets and Routes UDC section 5.4. Provide a note that states that this site is designed to comply with the setback regulation for the Major Streets and Routes UDC section 5.4 FOLLOW UP COMMENT: Future right of way expansion would prohibit any of the proposed development to be permitted. Contact Tucson Department of Transportation to get accurate information for the future ROW expansion of Park Ave. If the proposed development is to be maintained in the current location, a Major Street and Route Modification (MSMR) would have to be approved prior to approval of the Development Package. Contact Mark Castro at Mark.Castro@tucsonaz.gov for more information on the MSMR 2-06.4.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. 15. PREVIOUS COMMENT: Provide dimension for PAALs noted per standard above FOLLOW UP COMMENT: Provide Degree angle of Parking spaces on the next submittal so the PAAL width can be verified to be meeting standards shown per UDC 7.4.6-A 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. 16. PREVIOS COMMENT: All vehicular use area must be paved in asphalt. Address the following comments; Provide vehicle parking calculation, number required and number provided, Provide information for vehicular use design criteria, PAAL width, surfacing material, Provide circulation for vehicular use. Refer to article 7.4.6 for design and material requirements for vehicle use areas. NEW COMMENT: Demonstrate on plans how the ADA access lane connects to the water kiosk access. 2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown. 20. PREVIOUS COMMENT: Add the information noted from the standard above NEW COMMENT: Provide setbacks from the structure for both the existing and future ROW. Setback to Park Ave is 21’ and measure from the structure to the back of the curb. After the proposed expansion, Park Ave will have a 8.5’ wide sidewalk between the future property line and the back of the future curb. Show the location and the enclosure as required by TSM 8-01.5.1.B and C. 2) Provide cross slopes and running slopes for existing sidewalk along Park Avenue. Any out of compliance sidewalks will need to be brought up to current ADA/PAG standards. Also provide the width of the existing sidewalk along Park Avenue. Sidewalk less than 4 feet wide must be replaced with 6-foot sidewalks. 3) Show on plans the width, cross slope and running slope of the pedestrian sidewalk from Park Av to the proposed building 4) All curb access ramps, on or around the site, will be updated to PAG standard 207 and be in compliance with ICC A117. Including the use of detectable warnings 5) A minimum of 1 accessible parking space is required on site, including an ADA compliant path from the parking space to the proposed building. Please provide details on plans. Include correct accessible parking signage and markings. 6) UDC section 7.4.6.H requires barriers, such as curbing, to prevent vehicles from driving onto unimproved portions of the site. Clearly show which portions of the site will remain unimproved and provide the necessary vehicle barriers. Barriers must be provided along all edges of the vehicle use area. 7) Show compliance with UDC section 7.6.6.C. SECTION 4-01.0.0: COMMERCIAL RAINWATER HARVESTING 1.3 Applicability This standard applies to all commercial development plans submitted after June 1, 2010. 4-01.3.0 RAINWATER HARVESTING PLAN A Rainwater Harvesting Plan shall be submitted with all applications for commercial developments at which landscaping is required. The Rainwater Harvesting Plan shall consist of two elements: a Site Water Budget and a Water Harvesting Implementation Plan. Preparation of the Rainwater Harvesting Plan elements requires coordination between project managers, site engineers and landscape architects from the inception of the project. The two elements of the Rainwater Harvesting Plan shall illustrate how water harvesting will meet 50% of annual landscape water demand, as required by the ordinance. Submit A Rainwater Harvesting Plan for review. Ensure that all Zoning and Engineering comments are addressed. Additional comments may apply. |

The proposed 1-1/2" building sewer is required to be buried not less than 12" below grade and have a uniform slope of ¼" per 12" of run. Since you show the pipe running about 116-feet, the invert of the pipe will drop 29" which means that the invert of the pipe will be about 42.5" below the grade level of the kiosk. Based on the contour lines for that area, the proposed termination point is about 18" above the grade of the kiosk which means that the pipe from the kiosk will be about five feet below ground at its proposed termination point. How will this work? [Initial comment: Clarify the installation of the indirect waste pipe from the kiosk to the indirect waste receptor at the building on the adjoining lot. Reference: Sections 303.2, 305.4, 704.1, 708.1, 801.2, 802.3, and 802.4, IPC 2018.] 5. Open drains located outside must be designed to prevent the entrance of rainwater runoff into the sewer system.
