01. COMMENT: Zoning has reviewed the grading plan but cannot approve it at this time.


02. COMMENT: This parcel is within the Hillside development overlay zone and is subject to compliance with the Hillside development Zone regulations.


03. COMMENT: Once the PDSD engineering review section has approved the DP and the HDZ requirements zoning will approve the DP as well.


04. COMMENT: Add the following as general notes:

1. Building Height: Buildings are limited to a building height of 24 feet for residential development and 30 feet for nonresidential development or the maximum height permitted by the underlying zone, whichever is more restrictive. If the building is also located within the boundaries of other overlay zones, the most restrictive of the standards shall apply. (See Figure 5.2-E.)

2. Color: All exposed exterior walls and roofs of structures, retaining walls, and accessory structures, except satellite dishes, shall be earth tone in color and shall blend with the predominant natural colors found on the lot or parcel. Satellite dishes may be black. White is not permitted.
