COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is June 24, 2020.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

The development package submitted appears to be the building permit set, 114 sheets. Provide the development package sheets only on your next submittal.

2-06.4.8 - Existing Site Conditions

2-06.4.8.B - All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided.

12. As you have elected to show the easements to be vacated as only "TO BE VACATED" once vacated by TEP a revision to the development package will need to be processed so that the recordation information for the vacation can be provide on the DP.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2-06.4.9.H.5.d - Show bicycle parking facilities fully dimensioned. For specifics, refer to Section 7.4.9, Bicycle Parking Design Criteria, of the UDC. Provide, as a note, calculations for short and long term bicycle spaces required and provided.

16. This comment was not addressed. Sheet C10.1 there is no Detail 4. Also there now is no bicycle parking calculation on sheet C1.0. The proposed long term bicycle parking does not meet the intent of UDC Article 7.4.9.D.2. Anyone could walk into this room and walk out with a bike. COMMENT: Two short and two2 long term bicycle parking facilities are required for this development. Add a bicycle parking calculation and draw and label the location for long term facilities. Include fully dimensioned detail drawings of the proposed long term facility.

This comment was not addressed there are not additional dimensions provided on detail 5, sheet C10.0. As the short term bicycle parking detail has been changed it now does not meet the requirements. Demonstrate on the detail how UDC Article 7.4.9.B.1.e, 7.4.9.B.2.b, .c, .d, & .f
