05/12/2020 | SBEASLE1 | OTHER AGENCIES | TUCSON AIRPORT AUTHORITY | Reqs Change | May 12, 2020 RE: DP19-0128 811 S. 4th Ave / 2nd Submittal, Received April 17, 2020 Thank you for the opportunity to comment on DP19-0128, 811 S. 4th Ave; 2nd Submittal, a development package application for a tentative plat and flexible lot development of an approximately 0.67 acre site, located southeast of the intersection of East 18th Street and South 4th Avenue. The property is zoned Historic Residence Zone 3 (HR-3) with the proposed development being a single family residential development, which would contain a combination of duplexes and single family homes. This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority conditionally approves the subject request contingent upon the following conditions of approval, as noted below. These conditions of approval shall be identified in the general notes of the revised development plan as Note 26 unless FAA staff, with the Obstruction Evaluation / Airport Airspace Analysis (OE/AAA), provides the project applicant with written communication that filing FAA Form 7460 is not required. Conditions of approval: 1. “According to the Federal Aviation Administration (FAA) Notice Criteria Tool, this project area is located in proximity to a navigation facility and could impact navigation signal reception. The project applicant shall file FAA Form 7460 with the FAA at least 45 days before construction activities begin unless FAA staff, with the Obstruction Evaluation / Airport Airspace Analysis (OE/AAA), provides the project applicant with written communication that filing FAA Form 7460 is not required. It is highly recommended that the applicant file earlier than 45 days to provide the applicant with sufficient time to respond to any concerns which are identified by the FAA. Any cranes which are used must also be identified with Form 7460. Please file Form 7460 at https://oeaaa.faa.gov/oeaaa/external/portal.jsp” Please do not hesitate to contact me if you have any questions or concerns regarding this comment letter. 05/13/2020 | JOHN VAN WINKLE | ENGINEERING | REVIEW | Reqs Change | DP19-0128 1) On the west side of the 3 parking spaces for lots 4,5,6 indicated if what is shown is a sidewalk and provide the width. It appears that the lot line of lot 6 has been adjusted to accommodate the sidewalk. Clarify if this is the case or if there is an access easement on the east side of lot side for the onsite circulation path to lots 5 and 4 2) For the driveway apron that will be closed off indicate that it will be replaced with a PAG standard detail curb 3) Provide the spacing between the southernmost proposed driveway apron and the exiting driveway apron on the property to the south. It appears that the minimum spacing of 12' is being maintained John Van Winkle, P.E. John.VanWinkle@tucsonaz.gov |
