Re: Design Professional review comments for the modification 3 of DP19-0056, Hub 4.

After review, based upon Main Gate District (MGD) Document and Ordinance 11394, Section C-19, of
the required plans and documents submitted to PDSD, I recommend approval of this project revision 3.

The project Civil engineer has made the following adjustments with respect to the Approved Design
Package MGD-19-02, T19SA00139:
Plan Set DP19-0056, Delta 3 Revisions 12/16/2020

COVER SHEET C1.0
-Clouded areas that changed on reference site plan

SITE PLAN SHEET C3.0
-Overhead canopy was reduced in width and no longer sticks into right of way at NE corner. Aerial
easement removed

SITE PLAN SHEET C3.1
-An additional door was added along the store front near the NW corner.
-A concrete ADA ramp (with handrail) was added north of the added door to accommodate the revised
grading
-Overhead canopy was reduced in width at NW corner. A revised aerial easement has been sent to city
real estate.
-Planter locations along Park Ave. were slightly adjusted to accommodate recommendations from TDOT
landscape reviewer after DP approval.

GRADING PLAN SHEET C4.1
-Grading was revised at NW corner to accommodate added door.

PRIVATE UTILITY PLAN SHEET C5.1
-Relocation of existing street light electrical conduit was called out to avoid planters along Park Ave per
recommendations from TDOT landscape reviewer after DP approval.
-The relocated location of the FDC is shown on this sheet which was verified acceptable by TFD.
-The gas meters were rotated to be along the building per direction from SWG
-The fence along the west side of the generator enclosure was removed.

CIVIL DETAILS PLAN SHEET C6.0
-Detail 3 was added for ADA ramp discussed above.
-Detail 6 was modified to show a structural building element along east side of alley (onsite). 24’ travel
way was maintained.

HORIZONTAL CONTROL SHEET C7.1
-Horizontal control points were adjusted to match adjustments described above.

LANDSCAPE PLAN SHEET L1.0
-slightly adjusted tree planter locations along Park to avoid fire service line and provide greater
separation of tree canopies
-Added vines in planters to climb trellis along Park and Tyndal

IRRIGATION PLAN SHEET L2.0
-Adjusted irrigation to accommodate adjustments mention for L1.0
The Hub IV Development Package Revision 3 Submittal matches the last MGD-DRC approved package
Revision (modification) presented in the 10/17/2020 approved revision 2, except for some minor
revisions to canopy widths, an added door, and ADA modifications. Removal of screening on west side
of the generator would be a problem if it occurred along a major street, but should be fine along the
alley. Other changes such as responses to minor reviewer comments, adjustments to landscaping
locations, can be considered minor changes, which I therefore recommend for approval as the Design
Professional. No other deviations were found in this review.
