10/17/2020 | MGAYOSS1 | DESIGN PROFESSIONAL | REVIEW | Approved | Date: October 8, 2020 From: Rick Gonzalez, Architect, City of Tucson On-Call Design Professional To: Sharon Beasley, Planning and Development Services Department (PDSD) Re: Design Professional review comments for the modification of DP19-0056, Hub 4. After review, based upon Main Gate District (MGD) Document and Ordinance 11394, Section C-19, of the required plans and documents submitted to PDSD, I recommend approval of this project revision 2. The project Civil engineer has made the following adjustments with respect to the Approved Design Package MGD-19-02, T19SA00139: Plan Set DP19-0056, Delta 2 Revisions 7/29/2020 SHEET C1.0 -Setback Revisions: minor adjustments within required maximums and minimums. -Parking Adjustments: Increase in compact spaces, but total count unchanged. SHEET C2.0 and C2.1 -minor curb adjustment s to reflect PIA. SITE PLAN C3.0 - Patio areas along Tyndall adjusted to reflect column width changes. - Overhead canopies added Site Plan 3.1 - Bollards were added to protect utilities. - the southwest corner of the building envelop was adjusted to accommodate a generator. SHEET C5.1 -gas meters moved from Northwest to Southwest corner. The Hub IV Development Package Revision 2 Submittal matches the last MGD-DRC approved package Revision (modification) presented in the 2/12/2020 meeting, except for some minor revisions to the parking and curbs to accommodate a generator and revised column widths. Other changes such as added canopies, and utility relocations to the back of the property actually enhance the approved design. These changes constitute a minor change, which I approve as the Design Professional. No other deviations were found in this review. With Regards, Rick Gonzalez COT DP |
