This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 22, 2020. 1. Delete permitting note 3. It is incorrect and duplicative of permitting note 2. 2. Per previous comments, provide case number MGD-19-02 (T19SA00139) adjacent on the title block on all sheets. Sheets 17-21 are missing case numbers. 3. Per previous comments, correct Vehicular Parking Calculations on sheet 1. A Retail use requires the greater of 2 spaces or 1:2,000 sq. ft. per Main Gate Overlay C-5.a.1.ii. "Retail: Minimum of the greater of (a) 2 spaces or (b) 1 space per 2,000 square feet of GFA." Required parking should total 85 (76+2+7). Provided parking should total 85 (76+2+7). 4. Per previous comments, correct Bicycle Parking data. The calculations on sheet 1 are correct. The actual spaces on the plan on sheet 7 (C3.2) are correct. However, the notes on sheet 7 are incorrect. Street level (short-term) bike parking should list 7 non-residential and 46 residential spaces. Lower level (long-term) bike parking should list 2 non-residential and 28 residential spaces. 5. Per previous comments, revise sidewalk area on Park Av. A minimum of 4' from the back of the curb to the sidewalk and an 8' sidewalk clear area is required. A total of 12' must be shown from back of curb to either a building or planter. Proposed layout does not meet this standard. It is acknowledged the 8' clear area is met. However, the 4' area has not been provided. 6. Per previous comments, additional information is needed on required open space. The Open Space Calculations on sheet 1 are correct. The illustrated ground level space on sheet 6 (C3.1) appear correct. However, verification of proposed rooftop open spaces is required. Provide roof plan illustrating open space (with dimensions and/or square footage) to verify total amount provided. Alternately, update sheet 6 with outline of rooftop open space and dimensions/area shown along with the other illustrated open space. As the changes required on this development package are minimal, an over-the-counter review can be scheduled upon resubmittal.
