COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 05, 2020.


1. Follow up to pervious comment 10: This parcel is zoned R-1. Per table 6.3.2.A Dimensional Standards, perimeter building setbacks (subdivision perimeter boundary), the required building setback is the greatest of 6 feet or 2/3 the building height.

Per detail 5 on sheet five the perimeter yard building setback is listed as 10' or ¾ (H). Revise the perimeter yard setback for consistency with the UDC standards.

2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

Previous comment 10: Under the tabulations section of the cover sheet, specifically the setbacks; the building height is proposed at 25 feet. Street setbacks must be a minimum of 25 feet from the nearest edge of travel lane, based on the proposed height. The street setback note states 21 feet. Revise it to indicate 25 feet. (Actual setbacks are reviewed at time of the application for a building permit.)
