02/13/2019 LOREN MAKUS ENGINEERING REVIEW Reqs Change These comments apply to both DP19-0296 and DP19-0022. The two projects are correctly submitted separately. Since they are related, the drainage analysis must address both projects and must be submitted with both projects.
1. The Environmental Resource Report and the civil engineer's response both reference the drainage report. Provide copy of the drainage report along with the next submittal.
2. Include a complete engineering analysis for reducing the fill pad. Include a discussion of required toe-down of the riprap slope protection. The justification must include a discussion of expected flow velocities at the margins of the fill pad and must be supported by appropriate analysis.
3. The drainage statement submitted with DP19-022 ("Drainage Statement 8721 E Woodland Parcel #:1145023B & C, Dated November 1, 2018) doesn't meet any basic requirement in support of these developments. The following requirements must be included in the report.
a. Encroachment analysis for both fill pads with sufficient calculations and modeling to establish there will be no adverse impacts to adjacent properties.
b. Engineering discussion of expected velocities adjacent to the fill pad with appropriate calculations of rip-rap sizing and toe-down depth.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


01. COMMENT: Zoning has reviewed the grading plan as it relates to the zoning review purview. The building location meets the building setbacks as required in the SR zone. The GP site plan will also be used as the approved site plan once the GP is approved by all reviewers.

02. COMMENT: Zoning cannot approve the Grading Plan at this time. Zoning will review the GP on the next submittal and approve it once the PDSD Engineering and Landscape Reviewer's comments have been addressed and applicable changes made to the plans. Please address all reviewers' comments, make the necessary changes to the plans and resubmit the plans for review.

03. COMMENT: Include the PDSD stamp in the lower right corner of all plan sheets.
