This site is located in the C-3 zone (UDC 4.7.22). Food Service is a permitted land use in this zone.

The applicant is proposing a Tenant Improvement with a change of use to Food Services at this location, proposing zero (0) parking spaces. The required number of parking spaces is twenty (20). Applicant has expressed the intent to apply to and Infill Incentive Zone (IID) to reduce the required number of parking spaces to zero.

IID application must be approved prior to zoning approval.
