1.Private irrigation facilities roadway crossings will only be permitted in residential roadways and NOT permitted in arterial or collector roadways.
2.Lateral lines under constant pressure shall not be permitted in the public rights-of-way.
3.The HOA will register private irrigation facilities placed in the public rights-of-way with Arizona 811and become an Arizona 811 Blue Stake Inc. member.
4.Minimize the number of roadway crossings.
5.Sleeves must be in a recorded easement (easement width is dependent on what is needed for installation and/or repairs). To the extent possible, the easements should be created at the time of development/platting.
6.Irrigation lines shall be placed in ductile iron sleeves.
7.Sleeve should extend beyond the right-of-way (into private property), unless otherwise approved by DOT&M.
8.HDPE continuous line (no joints under the pavement)
9.Irrigation lines shall have a minimum of thirty (30) inches of cover.
10.Detectable marking tape shall be installed.
11.Curb shall be marked/stamped with “IS” (Irrigation System) and/or placard at back of curb.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 22, 2019.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. Based on what has been provided, it does not appear that the previous ROW comment for Euclid Avenue has been addressed. PREVIOUS COMMENT: Based on MGD-18-03 it does not appear that MS&R requirement have been addressed and it is not clear that MGD can waive MS&R requirements. 2-06.4.9.J - Per the COT MS&R map Euclid Avenue is designated as an Arterial with a future right-of-way (ROW) of 120'. Based on your plan the ROW is only at 80. Per UDC Article 5.4.5 you are required to develop to the future ROW or provided a future site plan that demonstrates how you will meet code when the ROW is taken.


2. As of this Development Package Review, the building plans are not available to verify the previous comment as noted. PREVIOUS COMMENT: Zoning was not able to find a building permit to tie the easement recordation to therefore this comment stands. 2-06.4.9.L - The proposed "4.63' WIDE PUBULIC ACCESS EASEMENTS" shown on sheet 6 will need to be recorded prior to approval of the DP.


3. Zoning cannot approve the Development Package until it has been approved by the Design Professional.

Re: Design Professional CDRC Development Plan Minor Modification review comments for the MGD-18-03

After review, based upon Unified development Code (UDC) Section 8.7.3M.1 – M.4, of the required Development Package plans and corresponding Addendum 2 Decision Notice and Design Package, I recommend approval of this project revision with consideration to the comments stated below:

Indicate on the Development Plan the amended allowed height of 57'-9” over the original allowed 56'. Historic setbacks are maintained and the 10' pedestrian cover is shown. Revised on-site parking of 90 spaces is noted on General Note 17. The plans otherwise correspond to Addendum 2 and the Design Package.
