Tucson Boulevard DP18-0262 - C-1/C-2 TRANSMITTAL DATE: June 2019 DUE DATE: June 13, 2019 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 22, 2019. 1. Follow Up To Previous Comment 6: The parking structure along the south side of the site with the 10 parking spaces appears to include a parking structure. However the parking structure is not designed with the 1-foot setback from the back of the parking spaces. Revise the plan to demonstrate compliance. The back-up area along the north side of building one needs to be revised or correctly dimensioned. The depicted area for the sidewalk is dimensioned as 5' but the width of the sidewalk appears to be less than four feet, and the back spur radius appears to be greater than 3 feet. Review the dimensions of the back-up area at this location and adjust the drawing and dimensions accordingly. Previous Comment 6: Address the following comments related to the onsite vehicular use areas and PAALs: The existing parking structures are not dimensioned and must be setback a minimum of one foot from the back end of the parking spaces. The structures may not encroach onto the PAALs. Include a dimensioned cross section at PAAL areas where the parking structure is proposed or existing. Dimension the back-up spur adjacent to the north side of "Building 1" Label the width of the PAAL in this parking area. Also the note related to the existing covered parking shall be removed as this area does not appear to have covered parking. The width of the area behind the back-up spur shall be a minimum of four feet and should include a four-foot wide sidewalk.
