COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 18, 2019.

1. Follow up to Previous Comment 2: The private streets cannot be considered in a common area as they are depicted and proposed on private property. If the private street is to remain on the parcels, the street must be preserved in an ingress egress easement, same is true for any utilities.

Revise the plans to clearly depict the common areas for the streets or revise the plan to include the appropriate easements; revise the any annotation including in the title block related to streets and utilities in common areas unless common areas are reserved as such and not on private property.

Previous Comment 2: Once the subdivision application has been submitted a case number will be assigned. List the case number next to the title block of all plan sheets.


2. Follow up to previous comment 8: Previous Comment is still applicable, ensure to list the "S" number next to the title block of all plan sheets.

Previous Comment 8: 2-06.4.7.A.8.b - Once the final plat "S" number is issued provide it adjacent to the title block on each sheet.


3. Follow Up to Previous Comment 9: Clarify if the lot coverage includes the vehicle use area on each lot?

Previous Comment 9: 2-06.4.7.A.8.b - Provide a lot coverage calculation for each lot.


4. Follow up to Previous Comment 11: The previous comment is still applicable until the comment can be addressed.

Previous Comment 11: 2-06.4.8.b - Sheet 3 "RECORD DATA KEYNOTE" 2 you reference abandoning part of the easement. Provide the recordation information for this abandonment.


5. Follow up to Previous Comment 13: The previous comment is still applicable until the TSMR application is approved. List the TSMR case number next to the title block of al plan sheets and as a general note list the TSMR case number, date of approval and the modifications requested and approved.

Previous Comment 13: 2-06.4.9.H.1 - As a private street is proposed per AM 2-06.4.9.H.1 the street is required to meet the requirements of TSM Section 10-01.0.0. As the proposed private street section does not meet the standard a Technical Standards Modification Request will need to be applied for and approved. Review Engineering comments to ensure that the correct TSM Sections are referenced in your TSMR.



6. Follow up to Previous Comment 17: The previous comment is still applicable until the TSMR application is approved. List the TSMR case number next to the title block of al plan sheets and as a general note list the TSMR case number, date of approval and the modifications requested and approved.

Previous Comment 17: 2-06.4.9.R - As you are proposing to eliminate sidewalks along the majority of the private street, both sides as required a TSMR will be needed.



7. Follow up to Previous Comment 19: Previous comment is still applicable until the information is added to the plans.

Previous comment 19: 2-06.4.9.V - For gang mailboxes indicate location to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping.


8. Follow up to Previous Comment 22: Previous comment is still applicable until the easement is approved and recorded.

Previous Comment 22: Lots 6 & 7 it appears that the proposed roof will overhang into the right-of-way, some type of easement or temporary use permit maybe required, contact TDOT Real Estate department.



9. Follow up to Previous Comment 23: Clarify if an application has been submitted and if so list the case number as reference on the DP plan sheets next to the title block.

Previous Comment 23: As you are proposing to subdivide parcel 117-14-146A via this project a new development package will need to be provided to PDSD so that records has the correct DP for this commercial site.
