1) Per City of Tucson (COT) Technical Standards Manual (TSM) section 10-01.4.1 show on plans a minimum 6' wide sidewalk along W River Road and a minimum 5' wide sidewalk along N Old Oracle Rd
2) Provide curb along N Old Oracle Rd Av per PAG standard detail 209
3) Sheet 5. Correct overlapping text in detail G and clearance to lowest sign to be 7'. Correct half deleted text in detail F.
4) Drainage statement indicates that the 8500 sf impervious area requires 350 ft3 of water harvesting. Looking at the grading plan, approximately 778 sf of parking area drains into the 9" deep water harvesting basin. While the basin appears to have sufficient capacity for 8500 sf the tributary area of the basin is only 778 sf. The surface area directed towards the basin should be increased or additional inlets and other water harvesting areas should be provided. Revise drainage statement and grading plan as needed
5) Sheet 3. Keynote 16 indicates sidewalk scuppers. It looks like Keynote 17 (not specified) is pointing to the scuppers on the plan. Correct as needed
6) Provide a trash enclosure that meets the dimensional requirements of figure 3B in section 8 of the TSM
7) Show sight visibility triangles at the intersection of N Old Oracle Rd and W River Rd
8) Provide a copy of the Geotechnical Report by Pattison Engineering project 18-144
9) Provide top/bottom spot grades for all proposed water harvesting areas to show that the 6" effective ponding depth is maintained
10) It does not appear that there is sufficient maneuvering space in front of the swing doors into the building if a vehicle is overhanging the entry sidewalk by 2.5'. Reference ICC A117.1 section 404.2.3.2, figure 404.2.3.2(A). Minimum 60" clear from the wall is required

Tucson Electric Power Company has reviewed and approved the development plan.

There are conflicts within the existing facilities. Customer to contact TEP and make an application for any relocation or removal of facilities, this will be billable to the customer. Approved plans are required for temporary power or servie.

In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, electrical load, paving off-site improvements and irrigation plans, if available include a CD with the AutoCAD version of the plans.

If easements are required, they will be secured by separate instrument. Your final plans should be sent to:

LANDSCAPE PLAN REQUIREMENTS
4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.
The landscape plan will contain the following identification in the lower right corner of each sheet:

7.6.4. LANDSCAPE STANDARDS
River Rd. is a Scenic Route.

Street landscape borders on property with street frontage on a designated Scenic Route are subject to the standards of Section 5.3.4,Scenic Route Buffer Area. A buffer area in accordance with Section 5.3.4, Scenic Route Buffer Area, is required on property with street frontage on a designated Scenic Route .

Landscaping on Adjacent Sites

Existing drought tolerant vegetation on adjacentsites must be considered in design to prevent abrupt changes in plant types and to maintain a visual continuity along street frontages.

5.3. SCENIC CORRIDOR ZONE (SCZ)

5.3.4. SCENIC ROUTE BUFFER AREA

A. Requirement
1. A buffer area 30 feet wide, adjacent to the MS&R future right-of-way line, is required and shall be preserved and maintained in its natural state;
2. No development or improvements shall occur in a Scenic Route buffer area except as provided in Section 5.3.4.C, Permitted Improvements; (See Figure 5.3-B.)
3. The buffer area shall be restored as closely to its natural state as possible In areas where public safety or the delivery of public services precludes preservation of existing vegetation; and,
4. The buffer area is in lieu of the landscape border required along street frontages under Section 7.6, Landscaping and Screening Standards.
