COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the C-3 zone (UDC 4.8.6). A "Food Service Use" is a permitted use in this zone per (Table 4.8-4).

The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed building wall (UDC 6.4.5.C.1.a - Established Areas).

Prior to approval of DP18-0243 and associated building plans for the proposed Awning and ADA modifications, a Design Development Option Application will have to be processed and approved through PDSD.

The existing front street building setback is non-conforming per the current UDC regulations at 16'-9".

The proposed awning is 10'-2" in height and the proposed setback is 1 foot from the 4th Avenue street property line.

The proposed Awning along 4th Avenue does not meet the minimum front Street Perimeter setback of 20 feet from the property line and requires approval for a setback modification through the Design Development Option process.

Assure that the DDO application case number, date of approval and modification requested and approved are listed as a general note on the DP sheet. In addition list the DDO application case number next to the title block.

Revise the DP case number next to the title block to
" DP18-0243 ". (Remove the dash between the numbers 2
and 4.)

***Note: Building elevations were not included in the DP package. Staff reviewing the DDO application will be requiring building elevations to be submitted for the DDO process. Zoning has provided DDO comments based on the information provided on the DP plan but cannot verify the design or height of the Awning.
