All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. The landscape plan will contain the following identification in the lower right corner of each sheet: Any relevant case numbers for reviews or modifications that affect the site. Include variance and DP case numbers on all sheets of submittal. 5.4. MAJOR STREET AND ROUTES SETBACK ZONE (MS&R) 5.4.2. APPLICABILITY The MS&R standards apply to the following uses on property, any portion of which abuts or is adjacent to a street designated on the City's or County's MS&R Plan: New structures; If the expansion is 25% or more, the MS&R applies to the proposed expansion and to the parking and landscaping standards that apply to the overall development. The site is located on MS&R and additions are greater than a 25% expansion. The following comments are for the purpose of applying for a variance before the Board of Adjustment (UDC Section 3.10.1). ARTICLE 7: DEVELOPMENT STANDARDS. 7.6.4. LANDSCAPE STANDARDSLANDSCAPE STANDARDS 7.6.4.2 LANDSCAPE STANDARDS Street Landscape Borders a. Minimum Width Street landscape borders must be a minimum of ten feet wide as measured from the street property line. Portions of the street landscape border along Speedway Blvd are not 10' wide. 7.6.4.1.a One canopy tree is required for every 33 linear feet of landscape border or fraction thereof, excluding vehicular ingress or egress points. On Speedway Blvd 3 trees would be required 2 are provided. 7.6.4.3 Interior Landscape Borders Interior landscape borders are required as a buffer and visual transition along the common property lines between adjacent land uses and zones as follows, except as provided in Section 7.6.4.C.4, Exceptions to the Landscape Border Standards. a. Interior landscape borders are required as determined in Table 7.6.4-1, which ranks land uses and zones based upon their land use intensity and the impact a use will have on adjacent land uses. Commercial Zones adjacent to residential properties require interior landscape buffers per TABLE 7.6.4-1. None is provided. 4 trees would be required. b. The minimum required width of an interior landscape border is the lesser of ten feet or the width of the building setback required by the UDC for the proposed building or use. c. Where motor vehicle parking spaces or parking area access lanes (PAALs) are located next to the property line or where the interior landscape border conflicts with a utility easement, an interior landscape border is not be required if all of the following requirements are met: (1) An equivalent number of trees are planted elsewhere on the site between the building(s) and the property line, or if the use on the site does not include buildings, the required canopy trees are located between the principal use and the property line; (2) The trees are evenly distributed over the site; and (3) The minimum planting area required in Section 7.6.4.B.3, Planter Area, is provided for each canopy tree . 7.6.5. SCREENING STANDARDS A. When Required Screening for individual land uses and zones must be provided as determined in Table 7.6.4-1 and in addition to the required landscape borders. Screening is not required between similar uses in accordance with Table 7.6.4-1. 30" screen would be required to screen Vehicle Use Area from Speedway Blvd and Longfellow Ave. A 5' wall ( All walls required by this section must be of masonry material or masonry with a stucco or textured finish) per Table 7.6.4-1 is required to screen Vehicle Use Area adjacent residential zoned properties to the south. The following information must be provided on the plans per 2-10.4.0 CONTENT REQUIREMENTS Screening a. Location of screening elements; b. Height of screening material and reference point for measurement; c. Type of screening material (e.g., masonry wall, wood fence, species of plant material). No screening is identified on landscape plan. Ensure that all Zoning and Engineering comments and concerns are addressed. Additional comments may apply. |
