All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. The landscape plan will contain the following identification in the lower right corner of each sheet: Any other relevant case number for reviews or modifications that affect the site. 2-06.4.9.U - Indicate graphically, where possible, compliance with conditions PAD-13. PAD, LUC Division 7, LUC Landscaping and Screening Regulations, shall apply to the PAD District including new vehicular use areas. 2-06.4.9.X - Show compliance with landscaping and screening requirements by locations, material descriptions, and dimensions. Specific plant or hardscape material shall be detailed on a landscape plan. A detailed landscape plan is required. In accordance with Section 2-10.0.0, Landscape Plan Requirements. Proposed Landscape and Screening Improvements Landscape plans submitted for review do not necessarily have to be complete working drawings ready for contractual work. However, all required landscaping and screening will be clearly shown in sufficient detail as to readily convey the intent to comply. Plans will include a planting plan, an irrigation plan, and construction details, each with applicable legend, key, symbols, sizes, quantities, and notes. ARTICLE 7: DEVELOPMENT STANDARDS 7.6. LANDSCAPING AND SCREENING Vehicular Use Areas The standards in this Section 7.6.4.B apply to all developments that provide more than four motor vehicle parking spaces, except as provided in Section 7.6.4.B.1.c, Exemptions. 1. Canopy Trees in Vehicular Use Areas General Standards Within a vehicular use area, one canopy tree is required for each four motor vehicle parking spaces or fraction thereof. The canopy trees must be evenly distributed throughout the vehicular use area. Every parking space must be located within 40 feet of the trunk of a canopy tree (as measured from the center of the tree trunk). Fifty percent of the trees required for landscape borders located within ten feet of the paved portion(s) of a vehicular use area may be counted towards both the minimum parking lot canopy tree standard and the landscape border canopy tree standard. An unpaved planting area, which must be a minimum of 34 square feet in area and four feet in width, must be provided for each canopy tree. 7.7. NATIVE PLANT PRESERVATION 7.7.3. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. In order to verify the specific standards list the overall number of residents. 2-06.4.8 - Existing Site Conditions: The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. 7. COMMENT: Provide existing conditions on adjacent sites. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. If the property is being rezoned, use those boundaries and classifications. The basis for this requirement is that some zoning requirements on a project are based on the zoning classification of adjacent property. Also, in some instances, each zone has to be taken into consideration on property that is split by two or more zoning classifications, as each may have different requirements. 8. COMMENT: Provide zoning of adjacent sites. 2-06.4.9.H.5 - If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. Verify that design criteria are correct. 9. COMMENT: Based on aerial photograph the existing parking indicated on plans does not exist. The easements may have to be recorded and the recordation information added to the development package prior to approval. 10.
