Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is August 10, 2019. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) Section MS&R adjustment may not be used when the site is part of a rezoning 5.4.5.D.1.b Follow Up To Previous Comment 7: This comment will remain until the Lot Combo Documents are submitted to PDSD for verification of the Parcel Combo. 2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage. PREVIOUS COMMENT 7: Prior to approval of the DP, a Pima County Tax Parcel Combination of all parcels into one Tax Parcel will be required. Follow Up To Previous Comment 10: Zoning i9s deferring to PDSD Engineering reviewer comment related to the future right information for Grant Road. See the follow up comments by Loren Makus and revise the plan accordingly. I believe that all sidewalks along arterial streets shown on the MS&R map must be 6 feet in width. The future sidewalk along the Tucson Boulevard pedestrian area should be drawn and labeled at 6 feet. 2-06.4.7.A.6 - If a plan or plat is prepared in conjunction with other applications or overlays or the parcel being developed is subject to conditions of an application processed previously, additional information must be added to the plan. Such applications and overlays include, but are not limited to: annexations; rezoning's; special exceptions; Board of Adjustment variances; Design Development Options; Technical Standard Modification Request; overlays (Airport Environs Zone, Environmental Resource Zone, Gateway Corridor Zone, Hillside Development Zone, Historic Preservation Zone, Major Streets and Routes, Rio Nuevo District, Scenic Corridor Zone, WASH); Modification of Development Regulations through the Downtown Area Infill Incentive District or Rio Nuevo District; Downtown Heritage Incentive Zone; or, Design Review Board. Provide the following information on the plan. PREVIOUS COMMENT 10: It is not very clear on sheet two that the future right of way information is correct. The future curb location must be drawn and dimensioned based on the MS&R technical Standards cross section unless the ongoing grant road alignment and design for this phase is different than what is in the Technical Standards Section 10. The future curb and sidewalk along the Grant Road and Tucson Boulevard frontage must be drawn and labeled. (The street building setbacks are to be measured from the future back of curb locations.) Follow Up To Previous Comment 11: It appears that the building dimension for the north food service use have been updated but square footage was not updated based on the new dimensions. The new square footage is 3,993 SF. Revise as required. Clarify if there is additional square footage that has not been detailed on the site plan sheet. General note 5 states a total building floor area of 12,950 SF. However given the building dimensions of 66' x 185.5' = 12,243 SF. Revise as required or clarify why there is a difference. 2-06.4.7.A.8.a - Floor area for each building; PREVIOUS COMMENT 11: Revise the square footage of the north Food Service area to 4,026. (Clarify if the building dimensions labeled on sheet 2 are taken from inside the building or from the outside walls. For zoning purposes the square footages are based on the outside wall dimensions. Clearly define and dimension the outside patio areas for both food service uses. Follow Up To Previous Comment 12: It is acknowledged that the easement process has started and that it does take time to record. However as this plan on this review will still have additional zoning comments that need to be addressed this comment will remain just in case the recordation occurs before the next resubmittal. If the lot combo and easement recordation have not occurred prior to the next DP submittal the recordation and lot combo can be deferred to submittal of the document and revisions to the DP prior to final building inspection. 2-06.4.8.B - All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided. PREVIOUS COMMENT 12: All easements must be drawn and labeled on the DP site and utility site sheets. Easements proposed for abandonment must be abandoned by separate instrument and completed prior to approval of the DP and the recording sequence number listed on the DP. Follow Up To Previous Comment 16: Based on my conversation with the Engineering reviewer Loren Makus with regards to the Grant Road right of way the possible area that needs to be dedicated may be less than is depicted and accounted for the on the site plan. The reduction percentage may be reduced based on where the actual future right of way will be. Review the engineering comments and revise the the calculations as required. 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. PREVIOUS COMMENT 16: The future right of way (Area "A") that is to be dedicated in the future must be clearly delineated with distance and bearings in order to verify the MS&R reduction percentage. Follow Up To Previous Comment 19: Until the Grant Road Right of Way item is resolved this comment is still valid for the Grant Road building setback requirement. 2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown. PREVIOUS COMMENT 19: It is not very clear on the site sheet that the street building setbacks have been represented from the existing and future back of curb location along Tucson Bl and Grant Rd.
