Development Package (2nd Review) DP18-0160 TRANSMITTAL DATE: October 31, 2018 DUE DATE: October 31, 2018 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is June 21, 2019. 1. 2-06.4.3 - Provide the case number for the revised annexation conditions (C9-85-95) adjacent to the title block on all sheets. 2. 2-06.4.7.A.6.a - Amend general note 19. A statement that the annexations conditions are being met must be included. 3. 2-06.4.8.C - Previous comment 12 not fully addressed. Only providing right-of-way width for Golf Links and Saddleback Ave is not sufficient. The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. 4. 2-06.4.9.B - Previous comment 13 not addressed. Include the approximate square footage of each lot on the tentative plat. 5. 2-06.4.9.H.5.a - Previous comment 19 not fully addressed. Show full dimensions for all motor vehicle off-street parking spaces provided. Accessible parking spaces must be provided. Indicate locations and dimensions. Only 1 accessible parking space has been provided. A total of 2 are required when 26-50 standard parking spaces are provided. At least one of the accessible parking spaces must be van accessible. Include a detail for accessible parking spaces and access aisle to verify minimum width is provided. 6. 2-06.4.9.O - Previous comment 22 not fully addressed. Include all applicable building setback lines on the site plan. Include the heights for all proposed buildings. The rear perimeter yard setback will be determined using the height of the structure. Perimeter yard setbacks on Golf Links Road will be 21' or the height of the structure, as measured from the back of future curb. Indicate setback from the back of future curb and distance to nearest structure. Perimeter yard setbacks on Saddleback Rd will be 21' or the height of the structure, as measured from the outside edge of nearest travel lane. The perimeter yard setbacks to the north and east will be 10' or ¾ the height, as measured from the property line. Indicate distance from project property line to the nearest structure. Demonstrate compliance with all required setbacks. 7. 2-06.5.2.A - Update site coverage calculations on sheet 1. Driveways for lots 1, 2 and 28 appear larger than the typical 18'x20' dimension provided. Clarify if parking areas have been included in the private street coverage of 13,905 sf. A rough estimate seems to indicate parking areas have not been included. 8. 2-06.5.3.F - Previous comment 33 not fully addressed. The proposed buffering shall be included as conditions on the approved subdivision plat per UDC Article 8.7.3.M.2.a. Add a general note that this project is subject to a Privacy Mitigation Plan and buffering. 9. 2-06.5.3.G.1 - Previous comment 38 not fully addressed. Provide a copy of the Covenants, Conditions, and Restrictions (CC&Rs) regarding the homeowner's association's responsibility for the ownership and maintenance of commonly-owned property. Draft CC&Rs are not sufficient and must include all relevant information. 10. General comment - Previous comment 40 not fully addressed. Remove extra details from the tentative plat in order to clearly review the necessary components. Tentative plat does not need landscaping and other details. Lot lines and approximate building locations should be prominent. Fading of necessary information makes plan difficult to read and will cause issues with administration and approval or building plans.
