"D" Lot grading detail has two arrow leaders missing their descriptions. Looks like ROW LINE and DRIVEWAY. 3) Page 5 of the Drainage Report Paragraph B. A 16' wide access ramp to each basin is specified. Sheets 2 and 3, Keynote 16 calls for a 15' wide access ramp. A minimum 15'wide access ramp is required. 4) Proposed Basin Depths are over 2' and the side slope of the basins is greater than 4:1. Per City of Tucson Storm Water Detention/Retention Manual, pages 81,82, a minimum 42" tall security barrier is required. The barrier should be placed to prevent access. For example where a sidewalk runs adjacent to a basin. Provide barrier detail. The only protocol that will apply in this regard is the substantial conformance of the ultimate residences and structures with the aesthetics, architectural concept, building elevations, colors, and materials presented herein. The builder shall, at the time of submittal for building permits to PDSD, submit an accompanying sealed letter certifying this substantial conformance and referencing applicable Section III.G of this PAD. Saguaro Trails PAD Section III.B.2.B - Demonstrate compliance with this section. A residential density "running table" shall be provided on each individual tentative resubdivision plat as residential development proceeds over the life of the project. The structure and content of this running table shall be developed in conjunction with PDSD staff prior to submittal of the first residential resubdivision plat; an updated version of the same table shall then appear on each subsequent resubdivision plat until full residential build-out is completed and the final density is determined. Saguaro Trails PAD Section III.B.5.A - Demonstrate compliance with this section. Mini parks will each provide ¼ - ½ acres of landscaped park area with minimum amenities of play features, 2 benches and 1 ramada. Saguaro Trails PAD Section III.B.2.L - Demonstrate compliance with this section. Trail and pedestrian connections will be demonstrated on each tentative subdivision plat submitted to PDSD for review. The plats will provide details and notations that identify the specific points of connection, as well as appropriate signage to insure user safety and restrict specific trails for usage by mountain bikes only. General note 19 on sheet 5 is not sufficient. Saguaro Trails PAD Section III.B.5. - Demonstrate compliance with this section. Within each Planning Area, FOS areas are provided and will include components such as mini parks, trailheads, detention/retention areas, common areas, graded and revegetated areas, and perimeter landscaped buffers. A minimum threshold of five percent (5%) of FOS shall be provided within each Planning Area. Clarify total square footage and specific uses for each common area in a general note or reference table.
