Please be aware that any changes to this plan with the addition of a building/s and proposed connection into G-65-001, and the 33-inch interceptor in Roger Rd. will require special approval for this.

COMMENTS: This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 22, 2020.

1. The additional parcel that has been added to these plans does not appear to have the same dimensions as the City's online mapping system. Pima County Assessor's information also indicates a rectangular lot without a 'cut-out' at the northeast corner. Please provide legal documentation that the lot is aligned as illustrated on the plans.
2. With the acquisition of an additional parcel, a lot combination is required. Zoning is requesting that the parcels be combined or an access easement or agreement is put into place. An access easement or access agreement ensures the western parcel is guaranteed access, regardless of current or future ownership. Provide updated plans or documents demonstrating recordation of the access.
3. As these corrections are minor, an over-the-counter review can be completed. Please contact me to set an appointment when you are ready for review of the final plans.
