08/14/2018 | EHAMBLI1 | ZONING | REVIEW | Reqs Change | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Elisa Hamblin, AICP Lead Planner PROJECT: Tucson Subaru Commercial Storage Site - Vehicle Storage Development Package (Conditional Approval) DP18-0117 - 533 and 535 W. Roger Rd TRANSMITTAL DATE: August 14, 2018 DUE DATE: August 21, 2018 COMMENTS: Zoning has conditionally approved this development package subject to the minor revisions noted in the comment below. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is May 14, 2019. 1. Previous comment 5. Provide legal description as listed by the Pima County Assessor's information in the title block. The two parcels are described in records as follows: a. E132' W495' N660' NE4 NE4 LESS RD S 1.91 AC SEC 26-13-13 b. W165' E825' N330' NE4 NE4 LESS RD 1.14 AC SEC 26-13-13 2. Previous comment 11. Zoning is requesting that the parcels be combined or a access easement or agreement is put into place. An access easement or access agreement ensures the western parcel is guaranteed access, regardless of current or future ownership. Provide updated plans or documents demonstrating recordation of the access. 3. As these corrections are minor, an over-the-counter review can be completed. Please contact me to set an appointment when you are ready for review of the final plans. If you have any questions about this transmittal, please contact me at (520) 837-4966 or Elisa.Hamblin@tucsonaz.gov. |
