Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 2, 2019. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) Section 2-06.3.0 FORMAT REQUIREMENTS CONTENT REQUIREMENTS 2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet. 1. COMMENT: Provide the development package case number, DP18-0082, adjacent to the title block on each sheet. 2-06.4.4.A - Show the subject property approximately centered within the one square mile area; 2. COMMENT: Show the subject property approximately centered within the one square mile area project-location map 2-06.4.4.B - Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property; and, 3. COMMENT: Please provide the information noted by the standard above. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A.8 - For development package documents provide: 2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. If the project is being phased, calculations must show that, at each phase, requirements are being met. 4. COMMENT: when is the future building proposed to be constructed, is phasing a proposal? 2-06.4.8 - Existing Site Conditions 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2-06.4.9.A - Draw in all proposed lot lines with approximate distances and measurements. 5. COMMENT: Please provide the approximate distance and measurement to the lot line that divides parcel 136-04-8100 & 136-04-8090. Add the distance and bearing for the north, east and south lot lines for parcel 136-04-8100. 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. If the property is being rezoned, use those boundaries and classifications. The basis for this requirement is that some zoning requirements on a project are based on the zoning classification of adjacent property. Also, in some instances, each zone has to be taken into consideration on property that is split by two or more zoning classifications, as each may have different requirements. 6. COMMENT: Please provide the SR zone classification on the site plan on sheet 2. 2-06.4.9.G - If the project is to be phased, provide calculations, setbacks, etc., to indicate that each phase complies with all requirements as a separate entity. Show phase lines on the drawing. Show and label any temporary improvements that may be needed to make the site function for each phase as one entity. If such temporary improvements are off the site of the phase under consideration, a temporary easement or other legal documentation to assure legal use of the property is required. Note recording information. 7. COMMENT: If applicable please provide the information noted by the standard above. 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Indicate if there are any existing billboards on site. Compliance to the Sign Code, Chapter 3 of the Tucson Code, is required. 8. COMMENT: All proposed and new sings will have to go through the permit process and will require a new permit 9. COMMENT: Remove Development Package PDSD approval stamp on all sheets. Reserve a three-inch by five-inch space in the lower right quadrant of each sheet for an approval stamp. The approval stamp will be applied electronically. 10. COMMENT: Please submit a document of cross access agreement for the proposed development. 11. COMMENT: Please provide the setback dimension from the back of future curb along Golf links Road. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. SECTION 4-01.0.0: COMMERCIAL RAINWATER HARVESTING A separate Water Harvesting Implementation Plan shall be submitted with all applications for new commercial developments where landscaping is required. The plan shall detail the landscape water demand and the harvested water supply needed to meet 50 percent of landscape demand. 1. Provide water budget data, along with the background data and assumptions used to develop it. 2. Applicants may use this water budget format to enter site-specific data to develop their Site Water Budget. Alternatively, applicants may develop their own Site Water Budget format. Whichever format is used, the submitted Site Water Budget shall incorporate and provide the following information: 3. Output. Output of the Site Water Budget shall include calculations showing how 50 percent of landscape water demand as an average across the site will be met using harvested rainwater, and shall include assumptions and supporting calculations as necessary to document these outputs. Output of the Site Water Budget shall include total water demand and rainwater supply calculations for each Water Harvesting Infiltration Area at the site. Provide Rain Water Harvesting data. Ensure that all Zoning and Engineering comments and concerns are addressed prior to landscape approval. Additional comments may apply. |
