COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

01. COMMENT: Include with the next submittal, dimensioned detail drawings (cross section elevations) of the proposed solar canopies to verify the height and to verify that the setbacks will not be a problem.


02. COMMENT: the proposed solar canopies within the street perimeter setback of Mountain Avenue will require approval through a Board of Adjustment variance approval.

Label the building setback from the east property line to the solar canopies along the east parking lot. The minimum setback requirement is the greatest of 10' or ¾ the height. A DDO may be required if the building setback cannot be met. (Because a B of A variance is required for the canopies along the Mountain Avenue street perimeter the canopies along the east parking lot can be included in the Variance request rather than processing two separate applications.)

(6.6.2.D - An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s).)

If the applicant chooses to request the setback waiver from the adjacent "owners" along the east property boundary the following statement shall be added to the DP for each owner;

The adjacent owner's waiver statement must be added to the site plan. The following statement can be used. Multiple statements may be required if multiple owners are affected.

SECTION 2-10.0.0: LANDSCAPE PLAN REQUIREMENTS

4.1 Identification and Descriptive Data

All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

If removing any landscape elements revise landscape plant to reflect changes and include with resubmittal

The development package will contain the following identification in the lower right corner of each sheet:

Any relevant case numbers for reviews or modifications that affect the site.

If applying for DDO or BOA Variance for setbacks per Zoning comments, include activity numbers to plan set.

Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.
