COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is April 11, 2019.


CONTENT REQUIREMENTS

1. COMMENT- UDC 2-06.4.3 - Provide the development package case number, DP18-0066 , adjacent to the title block on all sheets.

2. COMMENT UDC 2-06.4.7.A.8.c - 2-06.4.7.A.8.c - Percentage of building, lot area, or vehicular use area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included; The approved site plan provided with the submittal shows a 6% expansion in the year 2000.

3. COMMENT- UDC 2-06.4.9.O - 2-06.4.9.O - Are the building setbacks provided in the general notes for the existing buildings or proposed expansions? If these are for the existing buildings, please add note accordingly. If they are for any proposed building, they will need meet the current requirements of the UDC for setbacks to streets.

4. COMMENT - UDC 2-06.4.9.R - 2-06.4.9.R - A 4-Foot sidewalk is required around the along the new fitness building expansion. If the sidewalk is less than required, a TSMR will be required.

5. COMMENT- Will the bistro expansion be for the fellowship square residents only, or will it be open to the public? The zoning does not allow for food service use for public uses, it will have to be associated with the assisted living facilities.
