COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 20, 2019.

1. 2-06.3.5 - Previous comment 1. Remove the PDSD approval stamp on all sheets. Sheets 10-18 still need the stamp removed.
2. 2-06.4.8.C - Previous comment 8. Provide the dimensioned width of paving, curbs, curb cuts and sidewalks for 22nd St.
3. 2-06.4.9.F - Previous comment 9. Provide zoning boundaries for the RX-1 and O-3 on the south side of 22nd St.
4. 2-06.4.9.J - Previous comment 13. Future sidewalk, right-of-way lines, sight visibility triangles, etc. for 22nd St must be shown as 22nd St. has not been built to full design width. Add the dimension from the existing and future curb to property line along 22nd St.
5. 2-06.4.9.O - Previous comment 14. Correct dimension detail drawing for lots along 22nd St. To the south, lots 39, 40, 43, 45 and 1 have a setback of 21' or H as measured from the back of future (not existing) curb. These lots must also meet the setback permitted by the building code. Lots 39 has a west street setback of 21' or H as measured from the outside edge of the nearest adjacent travel lane. Lots 38 - 45, if accessing from the street common areas, will have a street setback of 5' or 1/2H as measured from back of future curb, or 1' from the property line or edge of future sidewalk, whichever is greater.
6. 2-06.5.3 - Previous comments 19-22. Provide building elevations, architectural variation plan and accompanying required submittals. The comment letter noted these items were submitted, but were not found in the files.
7. 2-06.5.3.G.1 - Previous comment 27. Correct CC&R's to include Common Area "C" in numerous locations in the document.

2-10.4.0 CONTENT REQUIREMENTS
4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.
Any relevant case number for reviews or modifications that affect the site.
Landscaping, Screening and Wall Requirements
1. FLD projects shall comply with Section 7.6, Landscaping and Screening Standards, except as otherwise provided by this section.
2. One canopy tree shall be provided every 40 feet of pedestrian circulation systems, excluding crossings with streets, alleys, and driveways. If providing canopy trees every 40 feet is not achievable, the applicant shall:
a. Provide the equivalent number of trees that would be obtained using the 40-foot increment measure; and,
b. Distribute the trees within the FLD project site along pedestrian circulation systems and within functional open space areas.

Provide required trees for pedestrian circulation or indemnify alternative treatment.

3. Landscape plans shall incorporate water-conserving design as defined in Section 7.6.6, Use of Water, and as described in the Technical Standards Manual.
4. Water harvesting techniques shall be incorporated as part of the landscape design based on the Water Harvesting Guidance Manual prepared for the City of Tucson Transportation Department Stormwater Section.

5. Mechanical equipment, utility boxes, irrigation equipment and similar elements shall be screened from adjacent streets exterior to the project and from adjacent existing residential development. Screening shall be architecturally integrated with the overall design of the FLD.

Identify any mechanical equipment.

6. If a perimeter wall is proposed along an existing public right-of-way, it shall be constructed of, or painted with, graffiti-resistant materials. The wall shall incorporate one or more of the following decorative materials:
a. Tile;
b. Stone;
c. Brick;
d. Adobe;
e. A textured material such as stucco or plaster; or,
f. Metal.

Identify screening elements on landscape plan.

Ensure that all Zoning and Engineering comments and concerns are addressed.

08/02/2018 LOREN MAKUS ENGINEERING REVIEW Reqs Change 1. The introduction of the drainage report describes a different project than this one. Revise the introduction and all other sections as necessary to be applicable to this project.
2. Provide an encroachment analysis for the fill required to reduce the extent of the floodplain. Show no adverse impact on adjacent and nearby properties. The report indicates a HEC-RAS analysis establishes that the floodplain doesn't impact the site and no encroachment analysis is provided. Provide the HEC-RAS analysis in the report. Make sure it is clearly labelled.
3. The FEMA delineation of the floodplain affects much more of the project site than indicated by the plan sheets. Show the existing FEMA delineation as shown on the FIRM panels. If the floodplain boundary is to be changed in the course of this project, a LOMR will be required. Until the LOMR is approved, the existing delineation will be used for permitting and compliance. Show the proposed delineation as proposed. The existing FEMA delineation must be shown on the plans until the LOMR is approved by FEMA and becomes effective.
4. Make sure the section and call-out labels reference the correct locations in the plans.
5. Sections A and C on sheet 9 seem to be identical.
6. Section 1 on sheet 6 shows grading into the right of way. Provide evidence of permission from TDOT for this fill placement.
7. Show the guardrail in section 2 and all other locations where they are shown in plan view. Also show screen walls when applicable.
8. Make sure all callouts are represented by a corresponding detail.
9. In the section details provide grade and dimension information.
10. The proposed grading includes more than 2 feet of fill in the outer 100 feet of the project adjacent to residential property. Provide the engineering justification for the fill greater than 2 feet in a letter for approval by the Director of PDSD. Please see the requirements in TSM 2-01.8.1.A.
11. Where the basin perimeter makes use of retaining walls, provide geotechnical evaluation of the foundation in soils subject to inundation.
