This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is March 15, 2019. CONTENT REQUIREMENTS 1. It appears that sheet references are off a page on several pages of the DP i.e., on sheet 6, keynote 19 refers to sheet 9. The correct sheet number should be 10. Also, in your response to previous comment 7, you indicate that metes and bounds have been added to sheet 3. The correct sheet should be 4. On sheet 9, the matchline reference to Phase 2 should be corrected. Ensure all references to sheet numbers are correct. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 2. Follow-up to previous comment 6. Based on COT Real Estate Division comments, the RES application should be started now instead of waiting until Phase 2. Zoning approval of the CofO will be placed on hold until the easement has been recorded and documentation has been provided to PDSD. Previous comment 6. 2-06.4.8.B - Provide the recordation information for the new aerial easement. Also provide the aerial easement areas on sheet 9 as stated in keynote 19 on sheet 5. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. Follow-up to previous comment 10. Parking space dimensions must be provided for all spaces. Dimensions have not been provided for the spaces on the southern edge, northern portion of the center tandem island, west of the bungalow and north of the hammerhead by the bungalow. Previous comment 10. 2-06.4.9.H.5.a -Provide a parking space detail for standard parking space. There appears to be covered parking in some areas. Clarify this and provide elevation details to include the height of the covered parking. Covered parking cannot overhang more than 1' into the PAAL. Demonstrate compliance with this requirement if providing covered parking. The on-site tandem parking spaces were not discussed in the PAD. On-site parking spaces must comply with UDC Sec 7.4.6. 4. Follow-up to previous comment 13. Under General Notes, add a note that says, "The relocation of Building #3 of Phase 2 will require HPZ review and approval as stated in the PAD."
