4.1 Identification and Descriptive Data
A. 4.3 Streetscape Landscape Border - Maximum Width

The width is that area between the required screen and the property line, unless there is permitted encroachment into the right-of-way as per this section.

Portion of landscape buffer on Benson Hwy is greater than 10' wide.

Screening for individual land uses and zones must be provided as determined in Table 7.6.4-1 and in addition to the required landscape borders. Screening is not required between similar uses in accordance with Table 7.6.4-1.

Provide screening for vehicle use area in Eastern portion of buffer along Missouri Street.

2. The location of the trapezoidal channel (I-97-27) doesn't seem to match the description in the drainage statement. Please confirm the location. The grading plan for the existing Ace Hardware doesn't include the trapezoidal channel.

4. The pedestrian path/crosswalk between the PAAL and building must have a vertical separation from the vehicle use area. (TSM 7-01.4.2.A)

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Unified Development Code (UDC) and the UDC Technical Standards Manual (TSM).

UDC 3.3.3.G.5.c - An applicant has one year from the date of application to obtain approval of a site plan.

AM 2-06

1. 2-06.3.5 - Remove Development Package PDSD approval stamp on all sheets. Reserve a three-inch by five-inch space in the lower right quadrant of each sheet for an approval stamp. The approval stamp will be applied electronically.
2. 2-06.4.2.B - Provide legal description per Assessor: PCL 200' X 275' ALONG SW BNDRY OF BENSON HWY 1554.75' E FROM CAMPBELL AVE 1.26 AC SEC 32-14-14.
3. 2-06.4.3 - Provide the development package activity number, DP18-0034, on all sheets.
4. 2-06.4.9.H.5.a - Note calculation of required and provided parking spaces for physically disabled.
5. 2-06.4.9.H.5.a - Dimension the last stall and space before the trash enclosure to demonstrate compliance with minimum of 8.5 feet plus 1.5 feet for a total of 10 feet from vertical barrier of trash enclosure per UDC 7.4.6.D.2.b.
6. 2-06.4.9.H.5.c - Show loading for 1 Type A. There does not seem to be sufficient width in the PAAL. Show direct vehicular access to demonstrate no loading is needed per UDC 7.5.5. What are the other access points (i.e. rolling doors) in the building? What is the empty space on the site south of the building and west of the cell tower?
7. 2-06.4.9.R - Provide required sidewalk per TSM 7-01.4.3.C and physical separation for pedestrian access along vehicle travel lane per TSM 7-01.4.2.A. Or demonstrate no public access for TSM 7-01.4.1.H.
