This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 11, 2019. 2-06.3.0 FORMAT REQUIREMENTS 1. 2-06.3.5 - As this an electronic review, please remove development package PDSD approval stamp from lower right and provide the required 3"x5" space on each sheet. CONTENT REQUIREMENTS 2. 2-06.4.1 - Provide email addresses for the property owner and the engineer that prepared the development package on the right half of the cover sheet. 3. 2-06.4.2.B - Provide a brief legal description within the title block on all sheets. 4. 2-06.4.3 - Provide the development package case number, DP18-0033 , adjacent to the title block on all sheets. 5. 2-06.4.2.C - Provide correct section corners location and numbers. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 6. 2-06.4.7.A.4 - Revise general note 4 to read The proposed use is personal storage subject to use specific standards UDC Article 4.9.10.C.3 & .6 7. 2-06.4.7.A.6.a - Provide a general note stating that the project meets the criteria of the Major Streets and Routes Gateway UDC Article 5.4. and Airport Environmental Zone UDC 5.6. 2-06.4.7.A.8 - For development package documents provide: 8. 2-06.4.7.A.8.a - Provide a general note stating the floor area for all buildings on site. 9. 2-06.4.7.A.8.c - Provide a building expansion calculation. Upon preliminary review it appears this site is greater than a 25% expansion therefore requiring full code for UDC Articles 7.4., .5, .6 and TSM Section 7. 10. 2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 11. 2-06.4.8.B - If applicable, show all recorded easements on the plan along with recordation information. 12. 2-06.4.8.C - Provide type and dimensional width of paving, curbs, curb cuts and sidewalks. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 13. 2-06.4.9.A - As this site is comprised of two separate parcels a Pima County lot combination is required. 14. 2-06.4.9.H.2 - Provide future and existing sight visibility triangles. 15. 2-06.4.9.H.5 - As a proposed expansion, provide a fully dimensioned vehicle use area including the area located to the east of the existing building. Additional comments may be forthcoming. 16. 2-06.4.9.H.5.a - Provide vehicle parking calculation for the entire site that includes ratio used and required and provided number of parking spaces and accessible vehicle parking. 17. 2-06.4.9.H.5.a - Clearly identify all accessible vehicle parking space requirements. 18. 2-06.4.9.H.5.c - Provide loading space calculation that includes number required and provided and show loading space and maneuverability on site. 19. 2-06.4.9.H.5.d - Provide a short and long-term bicycle parking calculation that includes the number required and provided along with applicable details and show them on site. 20. 2-06.4.9.O - Provide correct street perimeter yard setbacks as this site borders on a Major Street and Route UDC Article 11.4.6. definition of established area setback. The correct setbacks are based UDC Article 6.4.5.C.2. and Table 6.4.5.C-1. 21. 2-06.4.9.O - Per UDC Table 6.3-4.A. Nonres Use to Res Zone the required setback is 1 ½ times the height of the building exterior wall. As there are no heights provided for the proposed storage units, perimeter yard setbacks cannot be verified at this time. Additional comments may be forthcoming. 22. 2-06.4.9.Q - Provide the use and height in the proposed footprint of the storage units. 23. 2-06.4.9.R - Provide with dimensions for all sidewalks existing/proposed on the plan. 24. 2-06.4.9.R - It appears there are areas where vehicle parking will be allowed to overhang sidewalks. Demonstrate on the plan that a minimum 4 ft. sidewalk is maintained. 25. 2-06.4.9.R - Demonstrate on the plan how the requirements of TSM Section 7-01.4.2. are met. 26. 2-06.4.9.R - Clearly identify the required accessible route from the accessible vehicle parking space to the accessible entrance of the building and to the sidewalk within the right-of-way. 27. 2-06.4.9.W - Show the location of all existing and proposed signs on the site. Specific plant or hardscape material shall be detailed on a landscape plan. A detailed landscape plan is required. In accordance with Section 2-10.0.0, Landscape Plan Requirements. This would indicate that water does flow onto the property from off site. Provide spot elevations around property to show that during a design event supporting the narrative that the site is not affected by offsite flows d. Remove references to Town of Oro Valley e. "Drainage channel" to the west. This channel is the Citation Wash and is a mapped City of Tucson Flood hazard. Update drainage report to reference the Citation Wash. Provide a site map in the report showing this flood hazard. Include water surface contours on plans 2) Show on plans through which infrastructure the site drains to the west. Identify any curb cuts, drainage features etc. Show on plans the flow values through the drainage features to confirm they are sufficient. 3) Storage containers to the west and south appear to be effectively blocking water from draining into and out of the proposed development. Narrate in drainage report and show on plans how this issue will be addressed. 4) Per City of Tucson Unified Development Code (UDC) section 7.4.3.E, the proposed project is greater than a 25% expansion.
