The landscape plan will contain the following identification in the lower right corner of each sheet: Cross-reference to: a. Rezoning case(s); Include any rezoning conditions demonstrate how conditions are met on the plans. Any specific Landscape and NPP conditions should be listed on appropriate sheets. 5.2. This site is within the HILLSIDE DEVELOPMENT ZONE (HDZ) Add the following notes to Tentative Plat for individual lots Vegetation Retention and Revegetation a. Vegetation Retention (1) Existing viable and transplantable trees with four inch or greater trunk diameter and cacti shall be preserved in their original locations, except for building sites and access and utilities serving building sites. (2) When retention of the above trees and cacti in their original locations is not possible due to building site location, the trees and cacti shall be salvaged and replanted in areas requiring revegetation, whenever possible. b. Revegetation All cut or fill slopes that are no steeper than three horizontal to one vertical and all utility trenches or septic leaching fields that are not located in parking or driveway areas shall be revegetated in compliance with the following standards: (1) All plants used in revegetation shall be the same as the native vegetation on the site prior to grading or clearing or any adjacent site; and, (2) Revegetation shall be accomplished with the following minimum standards for plants: (a) Desert trees, a minimum of 15-gallon size with a minimum trunk diameter of two inches measured at the soil level, or large specimen cactus shall be placed at the same vegetation density found on the site prior to any clearing, grubbing, or grading; and, (b) Seeds for trees, desert shrubs, and grasses shall be planted with a density adequate to control erosion and may use one of the following methods of planting: Raked into the soil with appropriate mulch materials; hydroseeding; anchored mulches; or established on jute, rolled straw, or similar material. Another method may be approved by PDSD. (3) A temporary watering system shall be installed until the revegetation materials are established. 3. Slope Stabilization All slopes steeper than a ratio of three horizontal to one vertical, with the exception of retaining walls, shall be stabilized with properly engineered stone riprapping or sculptured rock as follows: a. Stone riprapping shall be hand-placed on the slope; b. The stabilizing material used shall blend with the natural appearance of the site or lot and the surrounding terrain; and, c. Vegetation retention and revegetation should be used in conjunction with riprapping. SECTION 4-02.0.0: FLOODPLAIN, WASH AND ERZ STANDARDS. The following applies to the site: Encroachment in Regulated Areas If the project proposes encroachment within the regulated areas, it shall conform to the following. 1. Environmental Resource Report. Applicants are required to submit an Environmental Resource Report as defined in Section 11.4.6 of the UDC. The supporting material for preparation of the Environmental Resource Report is based on information from the Hydrologic Data and Wash Information maps on the Tucson Department of Transportation internet web site. Submit a ERR report. 8.7.3. FLEXIBLE LOT DEVELOPMENT (FLD) Landscaping, Screening and Wall Requirements 1. FLD projects shall comply with Section 7.6, Landscaping and Screening Standards, except as otherwise provided by this section. 2. One canopy tree shall be provided every 40 feet of pedestrian circulation systems, excluding crossings with streets, alleys, and driveways. If providing canopy trees every 40 feet is not achievable, the applicant shall: a. Provide the equivalent number of trees that would be obtained using the 40-foot increment measure; and, b. Distribute the trees within the FLD project site along pedestrian circulation systems and within functional open space areas. Provide required trees. Additional comments may apply. |

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 14, 2019. 2-06.3.0 FORMAT REQUIREMENTS 1. 2-06.3.2 - Sheet 2 is missing the scale number. 2. 2-06.4.2.C - Please add the T,R,S on the project location map. 3. 2-06.4.3 - Provide the development package case number, DP18-0020 , adjacent to the title block on all sheets. Remove the reference to the S18 number. The Final plat is a separate document. Provide the conditions for C9-92-12 and C9-96-20 and if they are relevant,. If C9-96-20 is not relevant, remove case number. 4. 2-06.4.7.A.6.a - As a general note indicate the site is subject to the Environmental Resource Zone and will meet the criteria of UDC section 5.7. 5. Please also provide a general note that the site is subject to two rezoning applications processed C9-92-12 and C9-96-20, add a statement that the project meets the criteria/conditions of the additional application, the case number, date of approval, what was approved, and the conditions of approval. 6. Include a response letter in your next submittal indicating how the plan addresses each rezoning condition of C9-92-12. 7. 2-06.4.1 - Please add Paul Iezzi (registrant) in the contact information on Sheet 1. 8. 2-06.4.8.B - All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided. 9. 2-06.4.8.C - In accordance with Technical Standards 10-01-6.2.B.2,6.2.B.4, 2.7.A, -2.7.B and -10.01.90, the street width, length, sidewalk locations and visitor parking backing into the ROW do not meet Technical Standards. A TSMR will be required for all modifications. 10. Additionally, in accordance with 10-01-3.3.E. Ramp Requirement. Curb ramp s must be provided at all points where the sidewalk intersects a curb, in accordance with A.R.S. § 9-499.02. Ramp s must align with each other where they cross the street. Please provide curb access ramps along the sidewalk adjacent to CA-B-2. 11. 2-06.4.9.H.1 - Add a note to the Detail I of retaining wall on Sheet 4 that retaining wall requires a separate permit. 12. 2-06.4.9.H.5.a - Show dimension of the motor vehicle on-street parking spaces as a note or detail. 13. 2-06.4.9.H.5.a -Sheet 1 indicates there is accessible parking on-site. Where is the accessible parking located? Please add to Sheet 2. Section 8.7.3: Flexible Lot Design 14. 2-06.5.2.A - Provide, by note on the plat, the developable area calculation for the entire FLD; Change lot coverage to site coverage. 15. 2-06.5.3.A - Which option (alternative) are you utilizing for the FLD Dimensional Standards, A or B? According to Sheet 1, the density required is per Alternative B. However, the site coverage indicates Alternative A. Please clarify. 16. 2-06.5.3.A - Provide a typical detail of the lots showing how the lots conform to interior, perimeter and street building setbacks. 17. 2-06.5.3.C - Delineate the boundaries of the proposed functional open space on the tentative plat. Provide, by note on the plat, the required and proposed functional open space calculations. Identify how the open space areas are functional on the Landscape Sheets. 18. 2-06.5.3.D - Provide dimensioned building elevations of all proposed units. The elevations can be preliminary drawings. The model home construction plans will be used to determine exact setbacks and screening requirements at the time of application for building permits; 19. An architectural variation plan is required in accordance with Section 8.7.3.M.1 of the UDC as follows: 20. 2-06.5.3.E.1 - Identify on the tentative plat or site plan the lots and/or units that must provide architectural variation; and, 21. 2-06.5.3.E.2 - Provide a written statement and drawings (such as elevations and building footprints) demonstrating how the proposed architectural variation techniques comply with Section 8.7.3.M.1 of the UDC. 22. 2-06.5.3.G.1 - 2-06.5.3.G.1 -If available, provide three copies of the Covenants, Conditions, and Restrictions (CC&Rs) regarding the homeowner's association's responsibility for the ownership and maintenance of commonly-owned property.
