COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is December 04, 2018.

2-06.3.0 FORMAT REQUIREMENTS

1. 2-06.3.10 - Identify the heavy dashed line that runs through Building A.

2. 2-06.3.12 - Remove the survey sheet from the plan set and drawing index.

CONTENT REQUIREMENTS

3. 2-06.4.3 - Provide the development package case number, DP17-0287, adjacent to the title block on all sheets.

4. 2-06.4.4.B - Identify all streets that abut the subject property on the location map.

5. 2-06.4.4.C - Provide the section, township, and range under the title of the location map.

6. 2-06.4.4.C - Label the sections corners on the location map.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable

7. 2-06.4.7.A.6.a - Remove General Note 4 from the plan as it is not applicable.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

8. 2-06.4.8.C - Provide the following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the right-of-way width, type and dimensioned width of paving, curbs, and curb cuts.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

9. 2-06.4.9.H.2 - The proposed dumpster enclosure is located within the SVT and will need to be relocated.

10. 2-06.4.9.H.5 - Demonstrate on the plan how the requirements of UDC Article 7.4.6.F.4.c are met for the back-up spur shown at the north end of the proposed vehicle use area.

11. 2-06.4.9.H.5.a - Per 2012 IBC Chapter 11 Section 1106.6 the required accessible vehicle parking space should be located on the shortest distance to the accessible entrance. That said the accessible parking spaces need to be located as far south as possible as Phase 2 may never be built.

12. 2-06.4.9.H.5.a - Demonstrate how access is provided from the accessible access aisle to the sidewalk.

13. 2-06.4.9.H.5.a - Demonstrate that the proposed accessible parking signage does not encroach into the 2'-6" vehicle overhang,

14. 2-06.4.9.H.5.a - Provide a location dimension for the proposed wheel stops, see UDC Article 7.4.6.H.3.

15. 2-06.4.9.H.5.a - The proposed parallel parking space does not meet the minimum length of 23', see UDC Article 7.4.6.D.2.c.

16. 2-06.4.9.H.5.d - Clearly identify the public entrance so that the requirements of UDC Article 7.4.9.C.2.a can be verified.

17. 2-06.4.9.O - Provide street perimeter yard setback dimensions from all proposed phases to the street property lines.

18. 2-06.4.9.Q - Provide the height of each structure and the specific use proposed within the footprint of the building(s).

2. Section R4-30-304 of the Rules of the Arizona State Board of Technical Registration, states that a notation shall be placed beneath the seal, either written, typed, or electronically generated, that provides the day, month, and year of the expiration of current registration. (Effective March 8, 2008). Correct the expiration date for the seal.
