Tucson Electric Power Company has reviewed and approved the development plan.

Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. TEP has existing facilities that are in direct conflict with the proprosed development. Billable removal/relocation of existing facilities required to feed proposed project. This work is independent of permitting for site and/or retaining a contractor. The developer should submit a request for removal as soon as practical to allow for removal/relocation of existing TEP facilities and joint use attachments from the line. Failure to do so may result in delays. Markups can be found on page 8.

In order to apply for electric service, call the New Construction Department at (520) 918-8300. Submit a final set of plans including approved site, electrical load, paving off-site improvements and irrigation plans, if available include a CD with the AutoCAD version of the plans.

4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.
The landscape plan will contain the following identification in the lower right corner of each sheet:
1. Legal description and address of site;
2. Cross-reference to:
a. Rezoning case; Any conditions imposed regarding landscape
Any other relevant case number for reviews or modifications that affect the site.
Calculations
a. Square footage of the site;
b. c. Square footage of the vehicular use area; number of parking spaces, including the required and provided parking space calculations; and the calculation of the required number of canopy trees;
e. Minimum width and square footage measured from the inside edge of tree planters in vehicular use areas;
f. Length and width of landscape borders and landscape transition borders and number of canopy trees per length; and,
g. Square footage of all landscaped borders and calculation of the percentage of vegetative coverage
3. Screening
a. Location of screening elements;
b. Height of screening material and reference point for measurement;
c. Nature of screening material (e.g., permanent or temporary as in phased development); and,
d. Type of screening material (e.g., masonry wall, wood fence, species of plant material).
7.6. LANDSCAPING AND SCREENING.
All Landscape Borders
The following apply to all landscape borders.
a. One canopy tree is required for every 33 linear feet of landscape border
b. Canopy Tree
A woody plant, other than a palm tree, with a mature crown diameter of at least 15 feet and having a trunk that, at maturity, is kept clear of leaves and branches at least six feet above grade.

Verify that Caesalpinia Mexicana meets canopy tree requirements or choose appropriate plant material.
7.6.5. SCREENING STANDARDS
Screening for individual land uses and zones must be provided as determined in Table 7.6.4-1 and in addition to the required landscape borders. Screening is not required between similar uses in accordance with Table 7.6.4-1.
A 5' wall is required to screen residential zoned properties from vehicle use area.
(C9-17-06) Rezoning conditions #'s 9, 13, 16 apply according sheet 1 of 17. However the case has not been effectuated yet. Plans cannot be approved until rezoning case conditions can be verified.
Ensure that all Zoning and Engineering comments and concerns are addressed prior to landscape approval.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is , 2018.

2-06.3.4 - A title block shall be provided in the lower right quadrant of each sheet. Please provide the development package number DP17-0284 on every sheet.


2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx).Please correct or add the total number of pages there is an extra sheet not numbered or labeled between sheet 8 and 9.

2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet. Please provide DP17-0284 and rezoning case C9-17-06 on every sheet of the development package.


2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage. Please provide the gross area of the site. Under note 1 include the square footage and acreage for phase 1 parcel.

2-06.4.7.A.6.b - If there is more than one lot within the site, the note should specify which lots are affected by the additional applications or overlay zones. Please specify what lots are affected by the additional applications or overlays.

2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. If the project is being phased, calculations must show that, at each phase, requirements are being met. Include phase 1 calculations on the cover sheet.

2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. Please provide the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks adjacent to phase one of the project.


2-06.4.9.G - If the project is to be phased, provide calculations, setbacks, etc., to indicate that each phase complies with all requirements as a separate entity. Show phase lines on the drawing. Show and label any temporary improvements that may be needed to make the site function for each phase as one entity. If such temporary improvements are off the site of the phase under consideration, a temporary easement or other legal documentation to assure legal use of the property is required. Note recording information.


2-06.4.9.H.4 - Indicate if existing streets are public or private; provide street names, widths, curbs, sidewalks, and utility locations, all fully dimensioned. Provide street names and fully dimension widths, curbs, sidewalks, and utility locations along Speedway Blvd. and N. 6th Ave.

2-06.4.9.H.5.c - Show all loading zones, vehicle maneuverability fully dimensioned, and access route. Provide as a note the number of loading spaces required, the number provided, whether the loading space is a Type A or B as provided in UDC Section 7.5.4. Demonstrate vehicle maneuverability in and out of the loading zone area.

2-06.4.9.H.5.d - Show bicycle parking facilities fully dimensioned. For specifics, refer to Section 7.4.9, Bicycle Parking Design Criteria, of the UDC. Provide, as a note, calculations for short and long term bicycle spaces required and provided. Please revise bicycle parking calculations to comply with the requirements in table 7.4.8-1.


2-06.4.9.I - Show all right-of-way dedications on or abutting the site and label. If the development package documents have been prepared in conjunction with a subdivision plat or is required as a condition of approval of a review process, such as a rezoning, street dedications in accordance with the Major Streets and Routes (MS&R) Plan may be required by these processes.
Projects bounded by streets having only a portion of the right-of-way width dedicated will be required to dedicate right-of-way, up to one-half, to complete the street width.
Should there be any proposed street or alley vacation, provide this information. If vacation has occurred, include the recording information. On sheet 4 it appears that a 25' piece of right-of-way for Speedway Blvd. will be dedicated by separate instrument, label the recordation sequence number on the DP.



2-06.4.9.S - Show existing or proposed pedestrian circulation along abutting rights-of-way. Such sidewalks must comply with accessibility requirements for the physically disabled and the design criteria in Section 10-01.0.0, Street Technical Standards, of the Technical Standards Manual. List or label the running slope for all proposed onsite sidewalks.

2-06.4.9.S - Show existing or proposed pedestrian circulation along abutting rights-of-way. Such sidewalks must comply with accessibility requirements for the physically disabled and the design criteria in Section 10-01.0.0, Street Technical Standards, of the Technical Standards Manual. Provide sidewalk dimensions on the front and rear side of the building as follows; between the parking spaces and the patio barrier; and between the parking spaces and the rear building wall on the north side, see red lines.

2-06.4.9.T - Show refuse collection areas, including locations of dumpsters, screening location and materials, and vehicle maneuverability, fully dimensioned, and access route. If dumpster service is not proposed, indicate type of service. For specific information on refuse collection, refer to Section 8-01.0.0, Solid Waste and Recycle Disposal, Collection, and Storage, of the Technical Standards Manual. Refuse collection on all projects shall be designed based on that section, even if collection is to be contracted to a private firm. Provide and fully dimension the proposed refuse collection areas, including locations of dumpsters. Will the dumpsters be shared by all business and under which phase will the dumpsters be built.

2-06.4.9.U - Indicate graphically, where possible, compliance with conditions of rezoning.
Indicate, compliance with conditions of rezoning per Condition 9, 12, and 16; and submit documentation for condition 14 stating how all conditions of rezoning will be addressed in the development package or as required by the conditions.

2-06.4.9.V - For gang mailboxes indicate location to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping. Please provide location for the mailboxes or gang mailboxes for the proposed project.

2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Indicate if there are any existing billboards on site. Compliance to the Sign Code, Chapter 3 of the Tucson Code, is required. All proposed and new sings will have to go through the permit process and will require a new permit.
