COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is November 22, 2016.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes


1. Follow up Comment to Previous Comment 3: The second and third paragraphs of the previous comment were not addressed by a response comment or revision to the plans. Address the entire comment as required by response and corrections or changes to the plans.

Under the Residential Use Group there are three groups that fall under residential care. Clearly list the residential care use that is proposed in this development and list the applicable use specific standards.

2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses.

PREVIOUS COMMENT 3: Indicate by response whether or not the existing development is intended to be a part of the new development. If so, under general note 16, list the existing use and applicable use specific standards, vehicle and bicycle parking required and provided, and applicable development criteria etc.

Clarify why there is a density calculation listed under the development criteria information for Phase II? I did not see a residential use such as multi-family listed under general note 3. Also under general note 16, under the dimensional standards, building 2 is listed as being in Phase II. The building in Phase II is listed and labeled on the drawing as building 3.

Include the Use specific sections applicable to the new uses.



2. Follow up Comment to Previous Comment 4: The previous comment was not addressed as requested in order to verify compliance. While the Residential Care Use is a component of the residential land use group there is no density requirement. It is still unclear what the proposed uses are based on the criteria listed in general note 3 and 16.

2-06.4.7.A.5 - On residential projects, list the total number of units/lots proposed.

PREVIOUS COMMENT 4: If a residential component is part of this development in any of the phases, assure that appropriate information such as use specific and dimensional standards related to the residential use are listed.


3. Follow up Comment to Previous Comment 6: Under general 5, clarify what is meant by units? Does this mean apartments, bedrooms etc. It is still not very clear whether there is a Residential Care Use or Multifamily Dwelling component. General note 3 and 16 are conflicting.

2-06.4.7.A.8.a - Floor area for each building;

PREVIOUS COMMENT 6: Revise general note 5 to make it clear with regards to the proposed building areas based on each individual phase. Review the building square footage labeled within the building footprint and revise accordingly. The SF within the building footprint is different than what is listed under the calculations. Revise as required.


4. Follow up Comment to Previous Comment 8: Per my conversation with Richard Macias, it was discussed that it would be best to replace the information labeled within the footprint of the existing building with the following; "Existing Development per T06CM05771". A keynote or general note can be included stating that lots 1 and 2 were created per subdivision plat S17-072.

2-06.4.7.A.8.c - Percentage of building, lot area, or vehicular use area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included; and,

PREVIOUS COMMENT 8: If the overall development includes the existing development provide the information as noted by the standard above.


5. Follow up Comment to Previous Comment 9: Revise the building numbers to Building 1 and Building 2 within the building footprints of the new buildings and revise any calculations related to each including in the phasing calculations.

2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. If the project is being phased, calculations must show that, at each phase, requirements are being met.

6. Follow up Comment to Previous Comment 16: on Sheet 4, both buildings have been labeled as Medical. Label the building that is specifically for the residential component.

2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).
