COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is November 8, 2018.



CONTENT REQUIREMENTS

1. Follow Up To Previous Comment 1: The Architect's email address shall be listed on the cover sheet. The registered Surveyor's information shall also be listed on the cover sheet.

2-06.4.1 - The name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet. The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines.

PREVIOUS COMMENT 1: List the information as noted above for the Owner and registrants assisting in the development of this Development Package.


2-06.4.2 - The title block shall include the following information and be provided on each sheet:


2. Follow Up To Previous Comment 4: The previous comment was addressed but in adding an additional sheet the location map was placed or left on the sheet 2. Relocate the location map on sheet 2 to the cover sheet.

2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile, and provide the following information.

2-06.4.2.B - Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property; and,

PREVIOUS COMMENT 4: Label on the location map the street names Columbus Blvd. and 5Th St.

3. Follow Up TO Previous Comment 8: Under general Note 3 of sheet 2, remove the information that is redlined. The information listed is related to the LUC and is not relevant anymore.

2-06.4.7.A.6 - If a plan or plat is prepared in conjunction with other applications or overlays or the parcel being developed is subject to conditions of an application processed previously, additional information must be added to the plan. Such applications and overlays include, but are not limited to: annexations; rezonings; special exceptions; Board of Adjustment variances; Design Development Options; Technical Standard Modification Request; overlays (Airport Environs Zone, Environmental Resource Zone, Gateway Corridor Zone, Hillside Development Zone, Historic Preservation Zone, Major Streets and Routes, Rio Nuevo District, Scenic Corridor Zone, WASH); Modification of Development Regulations through the Downtown Area Infill Incentive District or Rio Nuevo District; Downtown Heritage Incentive Zone; or, Design Review Board. Provide the following information on the plan.

PREVIOUS COMMENT 8: Revise the overlay note 4 to state that the site is designed to comply with the UDC sections 5.4 MS&R and 5.5 Gateway. Remove the ERZ note; it does not apply to this site.


2-06.4.7.A.8 - For development package documents provide:


4. Follow Up To Previous Comment 9: The percent (building) expansion calculation was not listed as requested on the previous comment. Add the percent (building) expansion calculation.

2-06.4.7.A.8.c - Percentage of building, lot area, or vehicular use area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included; and,

PREVIOUS COMMENT 9: Add a building percent expansion calculation based on the new building area and existing building area. The storage container must be included in the building square footage calculations.


2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.


5. Follow Up To Previous Comment 18: IT does not appear that the short term bicycle parking facility is within 50 feet of the main public entrance depicted on sheet 2. Clearly draw and label the Main Public Entrance to the building.

2-06.4.9.H.5.d - Show bicycle parking facilities fully dimensioned. For specifics, refer to Section 7.4.9, Bicycle Parking Design Criteria, of the UDC. Provide, as a note, calculations for short and long term bicycle spaces required and provided.

PREVIOUS COMMENT 18: The long and short term bicycle facilities could not be verified on the plan. Draw and label each facility. Assure that the short term facility is within 50 feet of the main public entrance.


6. Follow Up To Previous Comment 19: The setbacks requested are form the existing back of curb locations not interior setbacks. Label the setbacks as noted by the redlines on sheet 2. (Just as a reminder, the Land Use Code is not applicable anymore and any references to the LUC shall be removed from the plans.)

2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

PREVIOUS COMMENT 19: Draw and label the existing building setbacks from the existing / future back of curb location along Broadway and Alvernon.
