SECTION 2-10.0.0: LANDSCAPE PLAN REQUIREMENTS
4.1 Identification and Descriptive Data

A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

The landscape plan will contain the following identification in the lower right corner of each sheet:

Any relevant case numbers for reviews or modifications that affect the site.

Buildings 10,000 Square Feet or Less
On sites where the gross floor area of the existing building(s) is 10,000 square feet or less, expansions in square footage of land area, floor area, lot coverage, or vehicular use area as follows.
a. If the expansion is less than 50%, the standards of this section apply only to the proposed expansion. Existing development on the site is subject to the zoning standards in effect at the time the existing development received zoning approval.
b. If the expansion is 50% or greater or if expansions as of February 15, 1991, cumulatively result in a 50% or greater expansion in land area, floor area, lot coverage, or vehicular use area, the standards of this section apply to the entire site. Provide expansion calculations.
If expansion is greater than 50% provide the following for the entire site:
Street Landscape Borders

To enhance the visual appearance of the streetscape, a street landscape border is required in accordance with Table 7.6.4-1 along the all street frontages of a site.

Landscape borders are required along entire street frontages on 17th street and Winsett St.

The following information must be provided on the landscape plans plans:
Calculations

a) Square footage of the site;

b) Square footage of the vehicular use area; number of parking spaces, including the required and provided parking space calculations; and the calculation of the required number of canopy trees;

c) Minimum width and square footage measured from the inside edge of tree planters in vehicular use areas


d) Length and width of landscape borders and landscape transition borders and number of canopy trees per length; and,

e) Square footage of all landscaped borders and calculation of the percentage of vegetative coverage.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 13, 2019.

2-06.3.0 FORMAT REQUIREMENTS

1. 2-06.3.2 - Sheet C-4 is required to be drawn at an engineering scale.

2. 2-06.3.2 - Sheet 6 shows the scale as 1" = 20' and is drawn at the same size as most of the other sheets at 1" = 10', clarify the difference.

3. 2-06.3.5 - As this is an electronic review and PDSD will apply the approval stamp remove the PDSD approval stamp from all sheets.

2-06.4.7 - General Notes

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

7. 2-06.4.8.A - As this site is made up of two parcels, 12905132L & 12905132P, a lot combination is required. Provide a copy of the approved Pima County Lot Combo request form with the next submittal.

8. 2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the right-of-way width, dimensioned width of paving, curbs, curb cuts, and sidewalks. Provide this information for Winsett Street on the plan.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

9. 2-06.4.9.F - The zoning listed for the parcel north of Winsett St. is not correct and should be listed as R-2.

10. 2-06.4.9.H.4 - Indicate if existing streets are public or private; provide street names, widths, curbs, sidewalks, and utility locations, all fully dimensioned

11. 2-06.4.9.H.5 - There is a 28'-2" dimension across the entrance access lane. This dimension appears to be measured from the east property line to the west curb. Provide an access lane width dimension for the access lane from the face of curb to the face of curb.

12. 2-06.4.9.H.5 - Per UDC Article 7.4.6.H.1 some type of barrier is required to prevent vehicles from driving on unimproved portions of the site. There is a note on the plan near the southeast corner of the office building stating "LIMITS TO ASPHALT". Demonstrate how vehicles will be prevented from accessing this area or demonstrate how the requirements of UDC Article 7.4.6.I are met for the area north and east of the office building.

13. 2-06.4.9.H.5.a - Detail 3 sheet 2 does not match the proposed layout on the plan. Either modify the detail to match the plan or remove the detail.

14. 2-06.4.9.H.5.a - Demonstrate on the plan or a detail how the requirements of ICC A117.1-2009 Section 502 are met for the proposed accessible vehicle parking space.

15. 2-06.4.9.H.5.a - Provide a mounting height for the proposed accessible vehicle parking space sign.

16. 2-06.4.9.H.5.d - Provide a detail for the proposed short term bicycle parking that demonstrates how the requirements of UDC Articles 7.4.9.B.1, .2 and 7.4.9.C are met.

24. 2-06.4.9.R - Sheet 2, Site Plan Keynote 2 references detail "8/C2" there is no detail 8 on sheet C-2.

25. 2-06.4.9.R - Provide a detail for the proposed ramp providing accessible access to the proposed office. This detail shall demonstrate how all requirements of ICC A117.1-2009 Section 405 are met.

26. 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Indicate if there are any existing billboards on site. Compliance to the Sign Code, Chapter 3 of the Tucson Code, is required.
