COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is August 28, 2019.

1. 2-06.3.3 - All lettering and text (upper or lower case), and numbering, shall be a minimum of three-thirty-seconds inches in height to assure the plan will be legible during review and when digitized and/or reduced for archiving. The text on the site plan and keynote numbers are illegible at the scale provided.

2. 2-06.4.1 - Reconcile the owner/developer information included in the title block with the client listed in the project directory. Are they the same? Client information must also include phone number and email address

3. 2-06.4.1 - On the right half of the cover sheet, the applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines.

4. 2-06.4.7.A.2 - Verify the site square footage and acreage listed in general note 1 is accurate. Based on the dimensions provided with the site plan, the property should be exactly 60,000 sf.

5. 2-06.4.7.A.4 - Amend general note 3. The existing use of the property is "Single-family, detached." The proposed use is "Religious use."

6. 2-06.4.7.A.8.a - Provide the floor area for each building on the site plan. Text is illegible.

7. 2-06.4.7.A.8.b - Provide the percentage and area in square feet of building, accessory building and total lot coverage as a general note. Lot coverage includes buildings, vehicular use areas, and storage areas. Per Table 6.3.-2.B, a Religious Use in the R-2 zone is limited to a total of 60% lot coverage.

8. 2-06.4.8.A - Provide the basis of bearing for site boundary/subdivision perimeter information.

9. 2-06.4.8.B - Verify all existing easements are drawn on the plan.

10. 2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. Information for the fill width of Bantam Rd. must be provided.

11. 2-06.4.9.H.2 - Show future and existing sight visibility triangles.

12. 2-06.4.9.H.4 - Indicate if existing streets are public or private; provide street names, widths, curbs, sidewalks, and utility locations, all fully dimensioned.

13. 2-06.4.9.H.5.a - Correct the total number of parking spaces provided. General note 5 does not match the site plan. A total of 53 spaces are illustrated on the site plan. Also correct the parking space count for the parallel parking spaces.

14. 2-06.4.9.H.5.d - Show bicycle parking facilities fully dimensioned. For specifics, refer to Section 7.4.9, Bicycle Parking Design Criteria of the UDC. A detail for the long-term parking must be provided. Dimensions for the area surrounding any bicycle parking must also be provided.

15. 2-06.4.9.L - All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. The easements may have to be recorded and the recordation information added to the development package prior to approval.

16. 2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

17. 2-06.4.9.Q - On the site plan, provide the square footage, the height of the building and specific use proposed within the footprint of the building.

18. 2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual. Keynotes and dimensions are illegible on the plan.

19. 2-06.4.9.S - Show existing or proposed pedestrian circulation along abutting rights-of-way. Such sidewalks must comply with accessibility requirements for the physically disabled and the design criteria in Section 10-01.0.0, Street Technical Standards, of the Technical Standards Manual.

20. 2-06.4.9.T - Show refuse collection areas, including locations of dumpsters, screening location and materials, and vehicle maneuverability, fully dimensioned, and access route. If dumpster service is not proposed, indicate type of service. For specific information on refuse collection, refer to Section 8-01.0.0, Solid Waste and Recycle Disposal, Collection, and Storage, of the Technical Standards Manual. Refuse collection on all projects shall be designed based on that section, even if collection is to be contracted to a private firm.

SECTION 2-10.0.0: LANDSCAPE PLAN REQUIREMENTS
4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.
The landscape plan will contain the following identification in the lower right corner of each sheet:
Any other relevant case number for reviews or modifications that affect the site.
Interior Landscape Borders
Interior landscape borders are required as a buffer and visual transition along the common property lines between adjacent land uses and zones as follows, except as provided in Section 7.6.4.C.4, Exceptions to the Landscape Border Standards.
a. Interior landscape borders are required as determined in Table 7.6.4-1, which ranks land uses and zones based upon their land use intensity and the impact a use will have on adjacent land uses.
b. The minimum required width of an interior landscape border is the lesser of ten feet or the width of the building setback required by the UDC for the proposed building or use.
Adjacent to Motor vehicle parking spaces parking area access lanes (PAALs) . The width of the interior landscape buffer can be reduced to 4' wide.

One canopy tree is required for every 33 linear feet of interior landscape border or fraction thereof, excluding vehicular ingress or egress points.

Fifty percent of the trees required for landscape borders located within ten feet of the paved portion(s) of a vehicular use area may be counted towards both the minimum parking lot canopy tree standard and the landscape border canopy tree standard.

Screening for individual land uses and zones must be provided as determined in Table 7.6.4-1 and in addition to the required landscape borders. Screening is not required between similar uses in accordance with Table 7.6.4-1.

The following information must be provided on the landscape plans plans

Screening
a. Location of screening elements;
b. Height of screening material and reference point for measurement;
c Type of screening material (e.g., masonry wall, wood fence, species of plant material).

Calculations
a. Square footage of the site;
b. Square footage of the oasis allowance area and calculation;
c. Square footage of the vehicular use area; number of parking spaces, including the required and provided parking space calculations; and the calculation of the required number of canopy trees;
d. A shadow pattern and calculation are required in certain cases (see Section 7.6.4.B, Vehicular Use Area, of the UDC). Provide these, if applicable;
e. Minimum width and square footage measured from the inside edge of tree planters in vehicular use areas;
f. Length and width of landscape borders and landscape transition borders and number of canopy trees per length; and,
g. Square footage of all landscaped borders and calculation of the percentage of vegetative coverage.

Note: Water Harvesting Plan is not required.

Ensure that all Zoning and Engineering comments and concerns are addressed.
